Historic Upscale Apt | Walk to Museums & Eateries

Stay in this upscale apartment and live like a true local in New Orleans. We're within walking distance to restaurants, bars, and museums. Our rental comes with 3 bedrooms, and a living room and kitchenette that you're free to use any time. Wi-Fi, Roku TV, self check-in -- we've got everything you need. There's also a washer and dryer in the courtyard that you can use during your stay, but please note that it is shared between all four units of the building.

The third bedroom and its ensuite bath are upstairs, so you'll go up the stairs from the main unit, out to the balcony, then into the separate door for the 3rd bedroom and its bathroom. Perfect setup for those that have a group that wants a little more privacy during their stay. The other two bedrooms are in the main part of the unit, as well as the 2nd bathroom, which is shared between those two bedrooms.

The Warehouse District, sometimes called the New Orleans Arts District, is the heart of downtown New Orleans activity. It’s a bustling neighborhood full of art galleries, museums, bars, hotels, and some of the greatest restaurants in the city, all anchored by the Ernest N. Morial Convention Center and Riverwalk along the Mississippi River near the foot of Canal Street.

There is street parking available. We always recommend using a ride sharing company during your stay like uber or lyft.

**There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***
1. The booking guest must have their ID uploaded to their airbnb profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more.

5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, Airbnb has specifically banned parties from their units. Violation of this rule will result in a ban from Airbnb.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove your makeup. It damages the towel.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100

10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. Both the owner and staff have pet allergies. If traveling with pets please inquire about our pet friendly units.

11. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

15. Message us for long term stays.

16. Trash is picked up daily.

17. Please be aware that street parking near the building is not free, you do have to pay.

18. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.

19. RVs / Campers / Trailers are not allowed on the premises.

20. External power outlets can not be hooked up to the property under any circumstance.

21. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it's possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested through Airbnb after your additional time has been approved.

22. Lost Items: We return lost items for a $75 flat fee.  This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.

I reached out notifying the listing before we checked in and after with only automated responses back. “Hi David, I just want to bring it to your attention that the first bedroom if anything is plugged in to an outlet (such as a phone) it trips the breaker, in the second bedroom their is no power to the ceiling lights or fan. Also, there are multiple can lights hanging from out of the ceiling, a toilet is loose in the connecting bedrooms.” Also, there was Leftover food was left in the cabinets and there is no elevator or directions to one that we could find. Such a shame I could never get a response. Neighborhood was lovely though.
