Decent location, free parking (though not on site), much smaller room than advertised and could use an update. Heat/AC not at all adequate. Breakfast was laughable - all cold, packaged junk food served outside. Housekeeping missed our room 2 out 4 days - no apology, no offer for discount. Won't stay here again.

Dear Guest, I wish I could address your concerns directly , but as you are posted as Anonymous, I have no means in which to reach out to you directly. Therefore,I have to address it here, in the public space. I am not sure what room you were in, but all our rooms have individual Heat/AC units, so if it was not adequate or not working correctly, had you advised us, we would have been glad to fix the issue, or have you move to another room if need be. As far as breakfast, we market it is an Expanded Continental Breakfast fare. I presume by your comment that you do not know what that is. Industry standard of Continental fare is Coffee/Juice and Breakfast breads. We serve a great deal more, and Yes, We do serve outdoors, in our courtyard, unless its raining or extremely cold. Where else can you find a hotel breakfast buffet in a seated courtyard, I do not consider our spread as "junk food", and I am sure others do not either. Yoplait yogurt cups, Raisin Bran and Honey Nut Cherrios are certainly healthy options. 2 flavors of English Muffins, and Eggo Waffles provide some yummy warmth, along with variety of Oatmeal packets, and variety of Grits packets are another hot healthy option. We serve Applesauce and Dole Fruit cups, with Coffee , Tea, and OJ beverages. As far as housekeeping is concerned, without your name, I can not search the duty records. All I can say is if you had the DND (do not disturb) sign on the door, then that would be reason why you did not get service. OR, had you stated you wanted "towels only", that would mean no service would have been given. I am sorry you feel like you do, but I do hope you find the perfect hotel next time you are in New Orleans that offers you the value we do. Free WiFi, Free Breakfast, and Free Parking !!!!

Really Great Experience!

Pros: Easy to get to and into and out of.
Cons: Parking is biggest complaint and price was high given the parking situation and lack of amenities.
Location: It's New Orleans!
Our room was in, we guess, one of the original bedrooms of this old house. It had one queen-size bed, a small amount of furniture and a really nice bathroom. AC was great, as too was the ceiling fan. It is everything you'd expect in an old house, including the old, musty smell. It was a bit pricey given the location. There are actually three locations in the same area and we had to check in at the main office, park there and then walk around the block to the house where our room was located. There was no amenities, it was just a room to stay overnight.

Dear Guest, First, let me Thank You for your review. It tells us we are doing our job. However, I don’t understand your issue with the parking. I am sure you saw the photos of the property when you were booking your room and didn’t see it had an attached parking lot. Parking is just around the corner at the lobby registration and is Free of Charge. Ut takes less than a minute or so to walk across the street. We are 1 of a very few that do not charge for parking. Avg cost in New Orleans is upeatds of $30 per night, and with that, its either a self park typically within 5 min walk to your hotel or its Valet and then you are expected to Tip ontop of the daily charge. We understand that it may not be the perfect situation, but given the alternative, most find it doable and not s big problem in order to save what could be the cost of a nice meal in order to park your car. I truly appreciate your minimalist view on the hotel decor, as we believe less is more. Why clutter up the room with excessive furniture that is not really needed, but the rooms have all the essentials needed to make your stay a comfy one. And as you said, it appears to have been a home at one time. It was, and that is the beauty of the property. Built in the mid 1840,’s with 14 foot ceilings, red heart pine wood floors, original millwork, so you are correct in being old. However, the renovation and conversion availed us to open January 2007. Being in a Historical Residential neighborhood, we were limited and constrained to exterior space and zoning laws. We may not have the amenities of a pool or restaurant onsite, but we do supply a great value of room amenities. The mini refrigerator, the microwave, the coffee maker with real ceramic coffee mugs. No styrofoam cups in our rooms. We also have wonderful natural bathroom personal amenities, & superb beds

First trip to New Orleans

This was our first trip to New Orleans and not really knowing where and what we were wanting to do. It's a little off the beaten path. The check in process was a little strange as we had to go across the street to check in. Parking is tight. Room smelled of mildew, and was very tiny. Overall for two days it was okay.

Nice place near WWII Museum

We found Prytania Oaks served our purposes quite nicely. It is a B&B style place to stay, the breakfast, being of the continental variety with standard fare of fruit, cereals, pastries, etc. The coffee was very good. The staff was very friendly and helpful. We had no issues whatsoever with the room itself. Smallish but very comfortable for two. Nice porch. Plenty of closet and drawer space. Showering a pleasure. Pressure really strong, water really hot. It is not a modern, spiffy hotel. It is an old house in an old neighborhood with two lane, tree-lined, bumpy streets. Most of the residences are quite nice, others not so much. Would characterize as working-class for the most part...and safe. Prytania Oaks is old-fashioned and it fits its surroundings. Would recommend to those who might prefer a better feel for New Orleans as it is, without the trappings and luxury of the larger chain hotels.

Awesome B&B

Pros: Location, privacy, lots of space in the room, parking
Cons: Shower doors leaking, but I'm not sure this can be fixed
Location: Street car and lots of restaurants
excellent clean room in a gated B&B. Only issue I had was the bottom of the shower door leaked soaking the floor in the bathroom. Made us have to have room service daily. I prefer not to have people in and out of my room if I can help it. Great location. Easy parking. Walking distance to many restaurants and street car line. I've already booked again for next year
