Nice resort, old condo

Pros: Location, view.
Overall, we found the resort nice, with an incredible ocean view and sound, clean grounds, great location. The staff was friendly and helpful. The unit we stayed in was on top floor, great view. Easy walk to several restaurants, bars and stores, and a bit longer walk to all the attractions in Kailua-Kona village. Free parking if you rent a car. Resort is next to nice public beach, surfing, etc. Downside was the unit we stayed in - private owner (about 1/3 of the condo units were privately owned, managed by the resort, the rest were resort owned). The unit (all in the property have the same design as best I could tell) was basically fine, just old and about worn out. Badly needs a refresh - paint, carpet, trim and fittings haven't been redone or replaced in years, and it shows, kinda like your own home after 15 to 20 years of living in it. Not an uncommon issue with vacation rental condos.
