We can’t wait to welcome you home to our newly renovated property just 2 miles from Dollywood! If you want to stay in the heart of Pigeon Forge and Sevierville and still feel like you are nestled away in the mountains, then this is right for you! We take a ton of pride in making this the cleanest place you’ve ever stayed. If you have any question about the cleanliness, location, or pure awesomeness, take a look at our reviews and you will believe!


This is the left side of a beautiful triplex located in a very quiet holler right off of Veterans Blvd. so you can get where ya wanna go quick but feel like you’re deep in the woods when you get back home from a day of fun! You’ll be snoozin’ about a minute from Veterans Blvd. and only a few minutes from the Parkway! Check in his contact list and we will message you a door code prior to your arrival.


We own about 5.5 acres with a total of 9 units and nothing else so you are guaranteed peace and quiet.


We want y'all to love this place like we love our home so we spared no expense to make you feel at home. From the Egyptian Cotton, Anti-Allergen linens, to the down alternative comforters and pillows, bamboo heat-wicking sheets, brand new foam top mattresses, and more, you’ll be sleeping like royalty. (We just ain’t got no one to feed you grapes)… oh, and let me tell you, the pillows on these beds are so awesome!


This place is also loaded with some tech goodies. You’ll enjoy large screen smart TVs in each bedroom and the living room including a 55” TV in the king master bedroom, a 65” smart TV in the living room, and arcade games with 24 games for you to set some high scores! And listen… I know this ain’t no beach but with our high speed 1200 Mbps internet (our teenager says that’s good), you can still surf the web! #DadJokes


Your retreat will come fully stocked with all the kitchen appliances we could think of for any home cooked meals you like to make. You’ll also enjoy a dining table that’s big enough to seat 6 for all that good takeout you’ll be bringing home too!


While you’re out on the town, don’t be afraid to get a little dirty or start a food fight at a nice restaurant (as long as you don’t tell ‘em we said to do it)… The washer and dryer are brand new … so you can enjoy your family while the laundry spins.


The master bedroom has a king bed and is ultra plush… believe me it’s great! The second bedroom has a queen bed with storage. Both are CRAZY comfy!


Last but certainly not least, is the outdoor space complete with 4 of the nicest rocking chairs you’ve ever enjoyed (yes, they’re even better than Cracker Barrel) so you can enjoy your spare time with peace and quiet in the crisp mountain air.


If you’re still reading, I know that was about a long as a Harry Potter novel written in large font but… we take pride in our place so we figured you outta know what kind of luxuries you’re in for!

Great place to stay!

We love this place!!!! This is the second time we have used this rental and have NEVER been disappointed. It’s extremely clean. Very cozy! The check in process is easy. It’s so convenient to every place in Pigeon Forge and not far from Gatlinburg. It will be the only place we will stay when we are up that way.

What a terrific and super clean property. The unit was exactly as described and shown in pictures. Very clean, well appointed. Beds were comfortable. Luxurious thick towels. We would absolutely stay here again

Very nice clean place

Everything was clean and nice and I enjoyed the visit. Convenient location short drive to most locations. Although description describes this as a triplex descriptions were slightly misleading. 4 rocking chairs set out back only 6-8 feet from a woven wire fence then wooded area no view. No grass around triplex gravel and weeds only.

Fourth of July vac 2024

We let the host know we had bad dust allergies . The house was pretty clean except the ceiling fans had a bunch of dust . And u could hear everything from people walking or the tvs in other rooms . The beds were really comfortable. It was sweet they gave us a gift (jelly) from the area . Getting to the rental home the gravel driveway is really bumpy. Overall pretty good stay.

Perfect Vacation Getaway

We absolutely loved our stay at the property, it was perfectly secluded but still extremely close to anything we wanted to go do, it was very clean when we arrived and even had a few welcome gifts from the hosts, they made everything as easy as possible with check in and were very friendly offering to help if we needed anything, our kids loved the Pac-Man machine and the foosball table, the house is extremely beautiful and we had absolutely 0 issues the whole time we were there we would absolutely book this property again the next time we go to Tennessee. 10/10 can’t recommend enough

Wonderful experience! Very easy to get into property when you arrive and it was very clean with everything you could possibly need. Huge area to walk your pets if you choose to bring them. We brought ours and would definitely stay here again and bring them.

Birthday get away

My wife loves the mountains so I booked a weekend trip to stay here and The unit was clean and cozy, very comfortable. We took our two little dogs with us and they loved it as well. Spent an evening playing pacman and galaga which took me back! over all we will be staying here again!!

Almost Perfect!

The property is amazing! The cleanest dog friendly rental we have ever stayed in. The place has everything you could want in a rental from comfort bedding to plenty of TV options if that's your idea for a vacation. Even with guest next door it was so quiet. You would never know you were just a few miles from everything in Pigeon Forge. The only thing that could have made it better was if the rain would have stayed away.

Amazing stay!

Great location that allows you to bring your fur baby. The owners are very responsive and friendly and very affordable. The place was newly renovated and very clean. Will definitely be staying here again when back in the area.

We stayed for a quick weekend trip with kids and were so pleasantly surprised with the cleanliness. Even with it being pet friendly, the whole place - furniture and all- was very clean. The grassy area is great for kids and dogs to run. Arcade games were a treat for us all - walk down memory lane!

Fantastic place for the price!

I came here from Atlanta with my dad and husband to celebrate our birthdays. I can’t say enough good things about this place! When we first arrived, we had an issue with getting into the home. They called me and resolved it right away. The beds, couch and whole home was really comfy and cozy. There’s a great kitchen with all utensils you need. The one thing I loved the most were the video games!!! We couldn’t get enough. I would absolutely stay again. Perfect location for coming to Dollywood and Pigeon Forge/Gatlinburg.

Home away from home

Highly recommend! Beautifully decorated, and well equipped with everything you need. Owners were wonderful to work with and stayed in communication, answered any questions very quickly. The little touches were fantastic and make you feel welcome. Traveled with my two small dogs and the unit was extremely clean and great if you need easy in and out to walk them. I have stayed in many places in Pigeon Forge and Gatlinburg over the years and this was one of my favorite. It is in a great location, not to far off the main areas but also feel like you can enjoy some peace and quiet. Will absolutely be coming back! Give them a try!

Weekend Christmas Vacation

My wife and I decided to book a last-minute getaway from the hustle and bustle of the Christmas Season. The unit was clean and comfy when we arrived and Kim & Logan, our hosts, had the Christmas Tree turned on as well and our unit was tastefully decorated was some Christmas Decor. We loved the thoughtful gesture of providing local "sweet treats" for their guests also. Book this unit to find out what that's all about. This added to our arrival experience and set the tone of our Christmas Getaway. We chose Sunnydale because they are respectful of our fur babies. Our girls loved the wide-open space out front of the rental units and the peace and serenity of having that out in the country feel was just what we needed. However, Sunnydale Holler is just minutes away from just about everything, especially Dollywood. We decided to invite my parents down for the weekend so that we could enjoy the lights and festivities of the Christmas Season at Dollywood. Playing Pac-Man on the Mini arcade was a throwback to my childhood and the Christmas Memories of playing this classic on Atari. The beds are comfortable, and the towels are heavy duty. Kitchen was stocked enough for our simple needs as we don't cook on vacation. We all made wonderful memories that will last a lifetime. We will be staying here again in the future!

We loved it!

We had so much fun staying here. The place was clean and smelled really nice when we walked in haha. Dogs are allowed which was a plus and my dog was very comfortable staying there. The communication was great! Whenever I had a question I would get a response back so quickly which I really appreciated :) Definitely, definitely will stay again when I’m in the area!
