CLEANING & LINEN SERVICE POLICY: The unit is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths. A cleaning service to clean the house and linens on your departure is included on your invoice. It is your responsibility for all debris, rubbish and discards are placed in plastic bags and transferred to the dumpsters in front of the tennis court, and soiled dishes and cooking utensils are washed and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival (except pull out couches not fully made) as part of the linen and cleaning service. The unit is provided with a starter set of toilet paper & paper towels. Managers do not guarantee that extra items will always be available and guests may need to replenish their own paper goods, toiletries, & dish detergent, etc.

CONDITION OF PROPERTY: Managers have, to the best of their ability, given an accurate description of the property and it’s condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, or the Internet and WiFi service are not a basis for any refund. Manager will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Manager immediately. We will do our best to have tradesmen attend to any issues. The Guest agrees to hold the Manager harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.

CLEANING & REPAIRS: All units have cleaning included in the total rent. Please note that cleaning does not include disposing of your trash and washing dishes & cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card at the rate of $50 per hour. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or rearranging furniture without Manager’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside or onto the beach.

ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Manager or Manager’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Manager may need to enter the premises. The same permission procedure applies as above. In any emergency, Manager or Manager’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.

ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or pool do so at their own risk and the Manager assumes no responsibility for accident or injury. No one should swim alone. Renters will hold the Managers harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters` negligent acts or omissions.

CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the balcony, ocean, pool, adjacent street, and cleaning supplies in the house.

FURNITURE: All furniture must be returned to its original location on Guest`s departure or an additional charge will be made. MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Manager of any missing items. Manager will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.

USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.

PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Manager and Manager shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out NO

PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Manager`s advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.

NON-SMOKING - This is a NON SMOKING vacation rental.This INCLUDES THE BALCONY. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the unit by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred. Minimum charge of $200 for smoke damage. NO EXCEPTIONS

PETS NOT ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated, deposits will be retained and a minimum $200 deep cleaning fee will apply.

CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests.

CHECK-OUT PROCEDURES - Renters are responsible for collecting their belongings and taking trash to the large dumpsters in front of the tennis court upon check-out. Please ensure that the door is locked when you leave.

Recommend this well maintained and super clean condo!

Super clean and although not on the beach there is easy access (not far) to a great beach location! We were 5 of us and did not feel crowded. My complaint is that the pool was not heated which made it impossible for the children to swim. We would definitely stay here again.

Nice location, responsive owners

My best friends and I enjoyed our stay at the condo. The owner was very responsive and awesome to deal with. However, the downfall for us was dealing with the horrible man at the front desk (Gary). He was rude, nasty, and the most unhelpful man. Arcadian Dunes HOA should be ashamed of themselves giving this man any role with the public. As a past owner at this complex, I would raise holy hell at the next HOA yearly meeting. Unfortunately most reviews for this complex mention numerous issues with Gary. The owners have a very nice condo. This is my honest assessment of the situation. I wish Arcadian Dunes HOA would address the lack of professionalism by their staff.

Great Myrtle Beach vacation place

I really don't have anything bad to say about this place. Great location (only 5-10 minute walk away from the beach) and the community pool(s) were great with plenty of space. The apartment was well stocked with everything we needed for the kitchen and linens. Everything was very clean and organized when we checked-in. Brad was super-responsive to any questions we had. Will definitely try to book this place again for our next getaway.

The property was just as described and offered all the comforts of home!!! The walk to the beach was short and the amenities were great. As for the host, I was so impressed and thankful for the exceptional customer service. He was very responsive and easy to connect with. Overall our stay was amazing 10 out of 10!!! Perfect family condo and location

The condo was perfect for families! The pool and playground were a hit. The beach access was a short walk on the sidewalk. This section of Myrtle Beach is quieter. It is only a 5-10 minute drive to the piers, outlets, and the strip. We will definitely book again with this property manager. He was great to communicate with.

Great location.

This location has many amenities on site as well as being located near everything you could ever want to do. The property is dated but kept in good condition. Me and my two son in laws were comfortable there and had a great weekend at a reasonable price.

Perfect for our golfing holiday. The location is excellent. Easily walked down to the beach. The pool area was great. The unit was very clean. There are some small things that they could do to improve the stay. Replace the fry pans in the unit. All of them had worn and chipped Teflon. A hair blow dryer in the unit would have been appreciated. Also leaving an extra couple of garbage bags and toilet paper rolls would have been helpful. I would book this again as the location and cleanliness were excellent. The owner was easy to contact and responded timely.

Quiet retreat

Clean, quiet 2 BR first floor unit within walking distance to beach. Easy communication with owner, beds were a little too firm, kitchen was well stocked. We just hit a patch of cool weather while there which was a definite bummer.
