"We had a great stay at the Balboa Inn on the Balboa Peninsula in Newport Beach. Before booking, I saw a few reviews saying “never book here,” and honestly, I don’t understand that based on our experience. Maybe those reviews were from before some of the renovations, because our room was excellent and appeared to be recently refurbished. While some of the hallways and common areas feel a little dated, it didn’t take away from the overall experience at all. The room itself was clean, updated, and very comfortable, with great amenities and an unbeatable proximity to the beach. What stood out right away was the staff — warm, friendly, and welcoming from the moment we arrived. That kind of hospitality makes a big difference.(Thank you Kenny at the front desk and Daniel the valet) The location is fantastic and the property has a unique charm. There are rooms on the front side closer to the beach and rooms in the back, where we stayed. Our back room was quieter, which we appreciated. Yes, the rooms are close together, so you may hear some neighboring doors or occasional noise, but that’s part of staying in a lively, tightly packed beach area like Newport. One of our favorite things to do was walking over to the jacuzzi and relaxing there after a day at the beach. It was a great way to end the day. Overall, a unique, welcoming, and"

"Fantastic location for sure! Very close to the shopping and dining, and panoramic views of the beach. There is a parking lot that can get a bit noisy just prior to 10pm as the beach closes, but it quiets down soon after. This is a BEACH HOUSE, so there will be sand on the floor no matter how much it gets cleaned, so bear that in mind.I would recommend the host changing the photo of the "common area" bed. It shows the 2nd bedroom bed in that photo, so that did lead to a little confusion on my part. I should have looked closer at the photos to realize it was a picture of the 2nd bedroom bed from another angle. The cleaners could have done a little better, but not a big deal. This is a very good spot, and a VERY user-friendly place to stay to enjoy the beach with family. I didnt notice noise from the other guests, so it is nice and quiet. This review is intended to help the host. I would stay here again."

"The property size to accommodate our party was perfect. Particularly that each group had their own bathroom. The seventh room and bathroom probably should be clarified that it is not in the home and that it size is quite small. We did not utilize that room as our party had gotten smaller. However, had we planned on using all seven rooms that would’ve been disappointing to have people outside of the actual home. Other than that, we found the home to be perfectly suited for our family. The home is older. It does have that beach wood odor to it. I don’t think that there’s anything that can be done about that. Otherwise everything was quite clear the codes available everything opened as we anticipated. We did have one issue with a water faucet in one of the downstairs bathrooms on our last day, which was readily responded to Thank you for having us and we would consider renting this property again. There were 13 of us the location to the surrounding amenities in bubble Bay and the beach with the extra parking lot that is adjacent was very accommodating to what we needed."

"This house and location was perfect! It was just as advertised. Communication was great, plenty of extra pillows and blankets, kitchen was well stocked, and it was very clean. Parking is a challenge if you are driving a large SUV, and you need to bring your own beach equipment. We will definitely look at renting here again!"
