The Neighborhood:
We are on Town Lake River in Tempe, Arizona near the Mill Avenue District, a local hotspot for dining, shopping and entertainment. Situated just 11 miles outside of Phoenix and 4 miles outside of Scottsdale, Tempe is a vibrant city all its own with beautifully landscaped parks, botanical gardens, and wildlife preserves such as the Hayden Butte Preserve. You can also enjoy the close proximity to the Phoenix Zoo, Scottsdale Civic Center, Tempe Diablo Stadium, and Kiwanis Park.

Getting Around:
Ideally located close to different attractions, there are definitely a lot of options getting around the area!

Other Things to Note:
Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.

- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Minimum age requirement of primary person booking should be:
1. 22 years old for out of town guests
2. 25 years old for local guests


No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.

Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.

Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.

Note that all guests are required to submit a $200 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35 non-refundable damage waiver.

The property is in a beautiful location next to the waterway that lets you have nice walks and views. But there are a few issues with cleanliness and management. The property was very dirty upon arrival. Cleanliness Concerns 1) The pull out bed had used sheets with hair and crumbs 2) The bathrooms had to be cleaned before showering 3) The carpet had bright red stains 4) There were moths everywhere 5) There was something that looked like tobacco or poop splatters down the cabinet 6) There were giant art pieces/mirrors missing which left holes and dirty walls exposed. Parking 1) The property is next to a state park. They close the parking lot and all you are left with is a 25 car lot to try and find a space. They offer a fob to get you into garage parking but if the fob doesn't work (ours didn't) they cannot help you until the next morning when the management lot opens. Customer Service They promote 24/7 customer service but what this means is they'll respond to texts 24/7 but not actually resolve your issue. I circled with no place to park for 1 hr and just kept getting told "look a little harder."

Overal good value for the money

The unit is quite minimally furnished. Limited silverware. One bathroom had shower soap but the other didn’t. It wasn’t clear how to get to unit but someone that lives on the premise helped us. Without his help we would have wondered around.
