Open kitchen & living room are great for entertaining. This 3 bedroom, 1.5 bath home has two gas insert fireplaces and a/c window units in 2 of the bedrooms. There is also a bonus sitting / sun room that looks over the lake. The expansive front deck with picturesque lake views is a great gathering space for family and friends including a covered lower level. The walkout (unfinished) basement provides access to lower deck area protected from the elements at ground level. You won't be disappointed with this gem on the highly sought after North shore of Cuba Lake. Only a 30 minute drive to Holiday Valley ski resort in charming Ellicottville, NY for skiing and snowboarding.
