Upon landing, received an email saying our 3 bedroom was not available and now a 2 bedroom, someone now had to sleep on the couch. Still had to pay for 3 bedroom. Get to room, it is not done being built. Dishwasher not mounted to cabinet, not proper cookware, pool not filled. First morning cockroach in bathroom, toilet wouldn't fill (I fixed that) ants infesting couch one of my kids was sleeping on. Need to leave room for 3 hours for fumigation, which didn't work, roaches next day too. Construction all around in every other unit. Noise of tile saws and metal banging all day long. 2nd toilet clogged and no plunger in room. Called front desk, was told someone would come by. Next day still no plunger or working toilet, called front desk again and hung up on. Went to front desk to ask for plunger and told to call reservations, they have no plungers (while smiling the whole time) Went to bathroom by front desk and found a plunger in there. Fixed 2nd toilet myself. Leave for home, as soon as we land, I get a death threat via text. Wife gets email with death threat. Multiple death threat emails come in, with some Spanish language, we don't know anyone in Mexico, this is the front desk person sending death threats Mareazul needs to be removed from all Expedia listings, this was not a vacation, I would rather have gone to work than go through this

Rooms were spacious. Walking distance to the beach. The rooms had strong moldy smell. Front desk customer service was okay.

NOT A HOTEL: It is residential property

Pros: Awesome pool and very nice landscape.
Cons: Do not list as hotel, have a nicer and inviting check in area, updated cookware, improve response and staff communication
This property is listed as a hotel. It is a condo residential property. The pool closed at 7. The only service provided was daily cleaning. There is one restaurant close to property but is requires a minimum per person. You either have to go out to eat or cook. We had to go into town for all meals. Since it was listed as hotel, I assumed it would have some amenities, but there were none. I failed to view list prior to booking. There were several issues: AC could not be adjusted (it was freezing); oven broken, no hairdryer, and elevator was broken. The only way to communicate with staff was via WhatsApp. The property is beautiful and rooms are nice but the water not what I expected. It was clear but not blue like in Cancun. It is nice if looking for condo, won't be using pool after 7pm, and plan to cook meals.

This was our first time to Playa Del Carmen, traveling with our 3 children. The room size was perfect for our family, which is a condo setting. We also booked the room with the pool in our back patio. It was a nice addition for the kids. It had all the necessities needed. Keep in mind when booking that the beach is quite a walk, depending where they place you. but the beach is gorgeous! It's a beautiful walk though. And originally we didn't think we'd need a car, but we ended up renting one due to the fact there is no where to go walking distance and 5th Street is about a 10 minute drive. A/C didn't work until our last night, they had a guy breaking down tiles in front of our door at 6am and the hot tub in our patio spit out black water and fire ants. Staff was rude, but the family that runs the small snack store is super nice. They charged us $14 US dollars for a pamphlet my husband wrote a phone number on when we checked out!!! RIDICULOUS! Overall it was a great vacation because it is was we made it.

very happy and satisfied...would come back

this is our style of accommodation. be aware is not your typical hotel. there isnt a big restaurant or an all inclusive type, is more of a DIY style. we only saw another 4 families while we were there, so basically everything was available for us. the beach was very nice and clean. room was beautiful...they do not have internet in the room, you need to go to the common areas to get it.
