Welcome to Flamingo Grove. Located at the exclusive Windsor Island Resort just 20 minutes from the worlds most famous theme parks, this gorgeous 10-bedroom, 8-bathroom home is sure to elevate every minute of your Orlando vacation.

Our 5 favorite things about this house:

1. It can accommodate a whopping 26 guests. Look, if you know this many vacation-worthy people, you obviously know how to have a good time. And we promise this house can live up to every bit of group-sized fun you can throw at it.

2. The massive upstairs landing. We've leveraged this huge space to create a gameroom of sorts, complete with a pool table, foosball, a huge flatscreen and couch for movies or sports, and a four-person table for a late-night game of poker.

3. You have access to an epic resort clubhouse. Feel like taking a day off from the theme parks? We promise that the surrounding Windsor Island Resort is a solid backup, complete with a poolside restaurant and bar, sand volleyball courts, arcade, private cabanas, a water park, fitness center, and more.

4. A Thanksgiving-worthy amount of dining space. If your group is rolling large enough to fill this house, youll be relieved to know that the dining room features a banquet table with seating for 10 plus another 4 seats at the kitchen island bar nearby. Need even more room? Right through the sliding glass back doors is a screened-in outdoor dining table with room for 8 more.

5. A pool and spa with a view. Whether youre soaking your body or splashing around with the kids, the screened-in pool & spa in back overlook a cool, grassy vista thats visually pleasing and oddly relaxing. Check it out and let us know if you disagree.

Home Truths:
- All guests are required to follow the Windsor Island Resort golf cart guidelines outlined in the guest manual. Failure to comply may result in warnings or additional action as determined by resort management.
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Pool/spa heat will not be available for the summer months (April 1 - October 31).
- The pool and spa can only operate one at a time, not simultaneously. The spa will heat to the temperature of the pool. Once the guest turns the timer dial for the bubbles, that is what activates the heating for the spa. There are no other buttons for the guest to press.

Parking Details:
- A maximum of 5 cars is strictly enforced. Nearby parking is not available for any extra vehicles.
- Only the individual who will be driving should be added to the reservation within the vehicle limit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
