It was fine for the 1 night that i stayed. The staff was friendly and helpful. Lugging my suitcase up 4 flights of stairs was NOT fun. The room was so small, there was no place to even put my suitcase and open except on the bed. Overall, it was acceptable

Due to lack of conditioning, I had hard time even when the max daily temperature was 80-82 degrees. I cannot imagine staying in a room with 90+. The room is small and awfully heated by the sun with no ventilation whatsoever.

We had the most wonderful stay at this hotel. The staff was absolutely amazing and kind and helpful. The room was comfortable in the location could not have been better. It was walkable to restaurants, and of course, Kensington Gardens. We even walked all the way to Kensington Palace. it was a wonderful day. Highly recommend.

I’ve stayed here before. This time I booked a twin/single room. Very tiny, but efficient and ok for two nights. Had a nice view over the square. Fairly quiet at night. However…the last time I stayed, I was annoyed by the doors which slam shut if you’re not careful. This time on Both nights I jumped several times with this happening due to inconsiderate or unaware neighbours. Last time, I had recommended putting up discrete signage to encourage guests to be considerate, but that did not happen. And, as with all these older historical properties footfall and other noises can easily be heard despite the carpeting. So, if you’re sensitive to noise, there are issues here.

The hotel itself did not have a reception desk and it was all done through the hotel next door. They were very friendly. The room was quite small. Barely enough room to move around. Not like the photo that was shown.

First things first, because I feel like this is one of the most important points to bring up, this isn't a hotel in and of itself, it's part of the Phoenix hotel 3 doors down. It's its own standalone building though with 15 rooms split on 4 floors. Check in and check out happens 3 doors down where they have 24/7 front desk and an actual lobby and where it actually feels like a hotel. The Kensington Garden isn't a hotel, just a branch with studios of the Phoenix hotel, strange but I guess that's okay. The stairs are steep and challenging especially if you are placed on the 4th floor. I am young and healthy, and it was a hike, I can't imagine older folks or those with physical limitations. Unfortunately, this is the truth for a lot of these hotels in London. The room was exceedingly small. Once you opened the door you were in this 3 x 7 rectangle with a tiny door and a 2 x 2 restroom. I couldn't move, I am a 6'2" big guy, you can imagine the issues I faced. I barely fit on the small twin bed, and I could not take a proper shower because I barely fit in it. As for the toilet itself, I had to sit at an angle with my legs in the room in order to fit. The door had a sliver that allowed me pretty much see on the landing and I could hear my neighbors as if they were there in the room with me, loud and clear even when they were just having a normal conversation, I heard every single conversation clearly. This hotel's only saving graces are its location and cleanliness.

We liked the location of the hotel, but the hotel was very misleading online. It states reception is open until 5pm ! Which is untrue, as there is NO reception at this hotel, its actual at it's Sister Hotel. Once we arrived at our extremely compact room we were greeted by the shower cubile right next to the door as you enter the room. I have never seen anything like it before, thankfully the loo was behind a closed door. As we were staying at Kensington Garden Hotel we had hoped for a nice view ! But sadly not! Room 17's view is looking at a flat roof with skylights windows and the side of next doors building. I did contact Expedia regarding the issues, but sadly no action was taken. Upon check out we were told that they had tried to contact us to offer us another room!! But not sure what method they used.... as my phone didn't miss any calls or emails. I feel this action was too little too late. In all honesty I could not recommend staying at this Hotel to anyone.
