Daytime Visitors: Including guests + visitors = 18 people max at any time

Violation = removal without refund + $1,000 fee.

Overnight Guests: All guest names must be provided before check-in.
Airbnb bookings: Add names in the Airbnb app.
VRBO/direct bookings: Provide names to Host at booking.
Day Visitors: Only allowed with Host’s written approval, and first names must be shared beforehand.
Unauthorized Guests/Visitors: $500 fee per person and subject to immediate termination without refund.

Guest Verification and Digital Boarding Pass:

To ensure the safety and security of our property and community, we require all guests to complete a secure identity verification process before check-in. This is a non-negotiable step for every reservation.

This verification is handled through a secure and private platform, EnsoConnect, an official trusted partner of Airbnb. As part of this screening process for legal compliance, you will be asked to:

1. Provide essential screening information, including your full name, email, phone number, date of birth, and address. We require this information to prevent fraud and to ensure we have a reliable way to contact you for any issues during your stay.
2. Upload a photo of your government-issued ID and a selfie for identity confirmation.
3. Review and sign our simple rental agreement.
4. Choose your security option: a refundable $500 security deposit hold (returned after your flawless stay) OR a non-refundable $53.39 damage waiver fee (a hassle-free alternative).

The information you provide is encrypted and used solely for identity confirmation in compliance with local regulations and to protect against fraud. Your privacy is our top priority.

Your Digital Boarding Pass:

Completing your digital boarding pass is a quick and essential step to confirm your reservation and receive your check-in details. For your convenience, your digital boarding pass will be sent to your email at three key times: right after booking, 30 days before your arrival, and the night before check-in.

Once you`ve completed this step, you will see a digital welcome book with all of our recommendations and things to do. Your digital boarding pass will also display your home address, Wi-Fi details, check-in instructions, and the property access code. The access code will appear at 4 PM on your check-in day unless early check-in has been pre-approved.

HOA amenities (pool, clubhouse, courts, etc.) are not available for short-term rental guests

Smoking / Vaping
No smoking/vaping indoors
Outdoors only, 20 feet from doors/windows
Fee: $1,000 + cleaning if violated.

Pets
No pets unless pre-approved by Host
Unauthorized pets = $500 + cleaning/repair.

Damages & Liability
Guests are responsible for damages, HOA/city fines, or violations during their stay
Non-compliance may result in termination of your stay and loss of deposit
