The website has misleading and false information about the property. In the so called LUXURY suite the elevator did not function and is on the 4th floor, it does not have an Air Conditioning System and it claims it does, it only had four fans (a discharged battery one, a construction one, a broken one), bath room is a mess; didn’t drain properly, tub has no enclosure and all water spills, shower head is broken, bath room door knob is completely broken (a family member got stuck inside) a few of the bedroom power outlets dont work. Yes is a SCAM! The host of course is in denial and will not help you.

Location is great, but keep expectations minimal

Owner has multiple properties, but the photos online are of only 1 property. Photos online did not show the property I reserved, which I feel is dishonest. Property listing states that there is air conditioning, but there is not. Apartment was extremely hot with no air conditioning and only 1 fan. I could not get in touch with the owner when issues arose in trying to find the property, figure out parking, and when we were locked out of the building and keypad code was not working.

We got this rental with the knowledge that it had air conditioning, and elevators. We traveled with my father who has a disability. There was no elevator. The unit was on the 3rd floor. We counted the steps, there were 90 to get to our room. I wish I was exaggerating. There were 2 "air-conditioning " units in the room however one didn't work at all and the other blew warm air. Our room was at 29 the entire time we were there. She encouraged us to open windows but that just allowed the warm outside air in. The bathroom door handle fell off in our hands. The shower head had to be fixed by us several times. The beds are very very uncomfortable. When we messaged her for help with the air conditioner she ignored my messages. I would never recommend anyone stay here. Save your money and rent elsewhere there are a lot of other nice places around. FYI you will be charged 6 euros per night per person. Don't waste your time and money here. 90 stairs with luggage is completely unsatisfactory. She should have made us aware of this!

The room itself was nice and spacious for a family of 5. Locating the actual building was a challenge. But its location was a nice walking distance from major tourist attractions.

Owner forgot to send me the check-in instructions 24 hrs before my arrival. I went to their address listed on their smaller apt listing. I had to walk 10 mins on a hot summer day with my luggages, a teenager and an unhappy wife to get to their guesthouse location. Apt didn’t have AC. Something I overlooked before booking. Fans in the apt helped. Apt was big and open. Beds were comfortable. They let me leave my luggages there before checked in time which was nice. If instructions were provided ahead of time and if they had AC, I would probably give it a 5 stars.

Great locati

Perfect guest house in a perfect location! Our room was spacious and the bathroom was awesome-other European bathrooms we have had were very small, this one had loads of room. Flaminia was a gracious host who sat down with us and gave us a map tour of the city and helped us learn how to navigate buses and the train. She also gave recommendations for restaurants that did not disappoint! I hope to stay here again soon!

The property is in a great location close to the coliseum and many restaurants. There are also several shops and even a grocery nearby. The room was comfortable and the air conditioning worked wonderfully. Everything we needed was there. Our family of three easily fit in the Poppea room. The host was responsive and helpful in every way. She even coordinated our ride from the airport directly to the property. Highly recommend this property!

Lovely modern room in secure building. Excellent location to walk to all major attractions. Colosseum is just around the corner so easy to visit in the day and then again to see it lit up at night. Lovely restaurants close by for breakfast, lunch and dinner. Recommendations of restaurants in Monti area gets you off the busy road. We tried I Vaccinari and another further up the street which were both excellent and reasonably priced. In the room air conditioner works well after a day of hot sightseeing and extra large bathroom and shower are a bonus. For easy access to everything you need within walking at a reasonable price this place can’t be beat. On arrival we walked fairly easily down from the Termini and taxi back to airport was 55 euros.

My husband and I stayed here on our honeymoon and loved it! First of all, the location is perfect. It is a short walk away from the Colosseum, Roman Forum, and other locations we were looking to see. The room was clean and spacious. The bathroom was modern, clean, and much larger than I expected it to be! Would recommend.
