Newly Renovated Luxury Beachfront Condo w/ Spectacular Gulf Views, Pinnacle Port

This property is available to be rented by adults over 25. Families with guests under 25 are welcome provided two adults 25+ are present.

Welcome to the ultimate beach destination! This sixth-floor condo at Pinnacle Port is in the sought-after C3 midrise building which offers one of the most spectacular views in the area. This single-level condominium has just been totally redecorated throughout with new appliances, new furniture in the living area (including a new sofa sleeper and a new 60-inch wall mounted TV), dining area and bedrooms (which includes new mattresses in both rooms). The condo was also freshly painted with calming and relaxing colors which we think you will love. This condo was further updated in recent years with new cabinetry, new granite countertops, new sinks, a new shower (in the master bath), a new bath (in the second bathroom), new tile, new oiled bronzed fixtures and new LVP flooring in each of the bedrooms.

Recently updated with new appliances, granite countertops, new furniture and beds, and fresh paint, this single-level condo features a remodeled kitchen, master bathroom, and second bathroom.

The Views
The views from this condo are literally among the best you will ever see in the Florida panhandle. Looking straight ahead you will see the endless water of the gulf and to the west you have an uninterrupted, picturesque view of the coastline towards neighboring Camp Helen State Park, Lake Powell and the beaches of 30A including Inlet Beach, Rosemary Beach and Seaside. You will have the occasional glimpse of dolphins swimming along the coast along with other sea life. The sunsets are also incredible with a beautiful but different picture taking moment almost every night.

Amenities Included
The Pinnacle Port complex features a variety of amenities such as easy beach access (from the C3 building you literally walk around either side of the midrise building), gym, multiple swimming pools, tennis courts, basketball court, playground, BBQ area and more!

There is a $35 per car charge at the security gate for added peace of mind.

Sleeping Arrangements
Sleep comfortably in the master bedroom with a king-size bed with beautiful ocean views or the second bedroom with two twin beds that overlooks lake Powell. There's also a sofa bed that allows the unit to sleep up to six people.

The Location
Pinnacle Port is in the gated community of Carillon Beach on the highly sought-after west end of Panama City Beach and has Camp Helen State Park as its neighbor. Due to the location the beach is relatively quiet even in the peak periods.

What’s Near By?
Publix and Winn Dixie grocery stores are very close by as well as several excellent restaurants at the Avenues of 30A, Rosemary Beach and Alys Beach which are all within 2-3 miles from Pinnacle Port. Pier Park, which is within 8 miles to the east is an outdoor shopping center with over 130 stores, restaurants, and entertainment venues. There are several state parks within easy reach as well as Lake Powell. As shared 30A is within view and is close this condo location with its high-end real estate, shops and restaurants. Rosemary Beach, Alys Beach and Seaside are all worth a visit. Along 30A there is also a path that stretches 18 miles which is great for walkers, runners, and bikers.

The balcony in the unit is NOT a play area for children. For their protection, they are not allowed to climb
on or around the railing or the furniture provided. Children are NEVER allowed to be on the balcony
without supervision by an adult. By making a reservation to stay at this condo I/we hereby acknowledge
that I/we have read and understand the restrictions regarding children using the balcony.

Please also note that we have installed an alarm on the balcony door to notify residents when the door
has been opened, but it is the responsibility of the guests to ensure that the alarm is turned on during
their stay. We take the safety of our guests very seriously and thank you for your cooperation in this
matter.

Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the Renter authorizes any said damage or missing items charged to their credit card identified above. The listed maximum capacity may not be exceeded during any time for the duration of your stay. If it is exceeded then Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. No smoking, or parties of any kind are allowed at this property.


Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.

RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be notified.

PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.

ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-In and Late Check-Out options are not available during Peak Times. If Early Check and/or Late check out are approved, you will get an email confirmation from the reservation team.
PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 30 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 30 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. We offer Vacation Rental Insurance

CANCELLATIONS & REFUNDS: If Reservation is cancelled inside of 30 days of arrival, Deposit Payment will be forfeited, and Guest is released from financial liability on remaining balance owed. Outside of 30 days deposit will be refunded to the card charged only minus all transaction costs.

UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.

STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.

APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.

OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.

SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or damages cost are above damage deposit amount, any charges above the amount of deposit, the Credit Card on file will be charged for any of these costs. Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.

CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.

PETS: If this is a non pet friendly home then Pets are NOT allowed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.

NO SMOKING: No smoking is allowed on the Premises.

Pros. Very quiet, private gated community. Elevator for convenience. Ample parking. Condo has all the utensils needed for cooking. Absolutely beautiful views from the balcony. Wonderful communication with owner. Easy access to unit. Private beach access right next to building. Cons: No toiletries (shampoo/conditioner/soap/ laundry soap). Only 1 roll of TP per bath and 1 roll of paper towels. Beds are hard/uncomfortable. AC didn’t cool bedrooms enough, but portable AC and fans were available for use. Overall an enjoyable experience. Would recommend!

The condo does not have a pleasant smell. We ended up having a leak from the bathroom to the condo below. We had workers in the condo 3 days in a row. The workers were polite and efficient, and fixed the problem. I reached out to the manager/owner and he was responsive to our requests. I am hopeful that the repair will take care of the smell. I would suggest cleaning the rugs in the condo...they may be a source for the urine smell.

Nice condo on the beach

Nice condo and extremely convenient to the beach. It’s very well stocked with pots, pans, silverware, cooking utensils, dishes and glasses. We had plenty of towels except for the kitchen, which I think is common. The patio was great for early mornings and to eat dinner and watch the beautiful sunsets. The ease of access in bringing your belongings up/down in the elevator with luggage carts and shopping carts made it very convenient. Furniture throughout was nice and comfortable. Someone was even sweeping sand away from the cars that were parked close to the building. Early on we did have an issue with the AC, but after a few communications, it seemed to have been resolved. Although minor, the only thing we mentioned that was not resolved, was the toaster didn’t work and they said they would bring one and did not. Unsure if this is common, but someone let themselves in while we were out, without notifying us, as we noticed different color paint on the wall. May want to bring your own hair dryer as there were none available.

Great location within Pinnacle Port.

Newly refurbished, very nicely. And, the location was perfect. We plan to come back. The only issue was the top sheet on master bed was not the appropriate size, too small. There was no other set of sheets to use. Check in and out was easy. We had a very nice getaway to the beautiful Gulf of Mexico.
