Awesome location, with great restaurants, gellato shops, and bus stops right outside. 5 mins walks to Trevi and Pantheon, 10min to Spanish steps. We even walked to the Tiber river in 15 to 20 mins and then took a bus back. Direct bus routes to Colosseum, Palazo Venetia, and Roma Termini. City tax is collected in cash, so carry some euros. Included breakfast was very good, though it is pretty much the same daily. They can communicate over whatsapp, so you don't need phone number and just data with esim is fine. Vodaphone esim worked great for us. 2GB was enough for 7 days.

Great location. Restaurant outside of entrance was excellent (service & pricing & taste). Be aware that you have to carry luggage up a flight of stairs to reach the lift( go to 3rd floor)then carry luggage back down a flight of stairs to access actual entrance to nightly rental area.

This place was very nice and felt like a home away from home. I felt like we went to stay with a family member because we had fresh homemade snacks and coffee available around the clock. The ladies were there on site daily cleaning and checking on us. The property is in great location for eating, shopping, and site seeing. This was our first time in Rome and they left a lasting impression on us.

If you want a good nights sleep, don't come here !! Breakfast was weak at best and if you need a helping hand from the owner ( who lives right next door ), don't ring her doorbell; she could care less about your problem.

There were bugs in the bathroom. Access was terrible. We had to get outside help to help us carry the luggage up and down the stairs. Do not recommend this place.

The room was centrally located near many Things to walk and see. Was a small room, and the shower was TERRIBLE! I spoke to the property mgr, and there was a misunderstanding about what was wrong the shower. They replaced a part on the shower handle, but that wasn’t the issue. I requested an airport transfer to our hotel- four months in advance. I had forgotten to follow up on this, until the day before arrival, when I had to ask for the directions for the self check in process. I was told about 9hours before arrival to Italy that they couldn’t arrange a transfer for us- so I had to figure out another way to get to our room.

The property was very convenient to all of the important sites. Good restaurants near it. Clean. There was one big issue- the shower. It was very small and had a seat in it which was very difficult to shave or even bend over. I’m a little human (5ft 3) and it was right. Also some cakes/cookies in the lobby that were the same (old) the whole 4 days we were there.

This is a tremendous B&B. The room was very comfortable with a good AC. Breakfast pastries beat many of the local restaurants. Great coffee and hard-boiled eggs fixed to order. Know that this facility does not have a person present 24/7–it is a B&B. The owners are very attentive and respond on WhatsApp promptly. It is centrally located with restaurants and shopping right out your front door. I would not hesitate to stay here next time we’re in Rome. A lively residence that meets all your needs.
