"The property is beautiful with well manicured grass to the river bank. The cypress trees provide a natural canopy of shade and there is a picnic table on River bank that is convenient. The river is not very wide but it’s deep enough to jump off rope swing. It’s also spring fed so it’s cold, but not unbearable. The kids had a great time fishing, swimming, jumping off rope swing and catching fireflies at night. We had 15 in our group ages 5 to 87 and the house was big enough to accommodate all. The kitchen has everything you need to prepare meals and there is a large pit/smoker outside for your grilling needs. The hot tub was unfortunately not operating, but Steve let us know about it ahead of time and allowed an early check in, due to the inconvenience. Truth be told it wasn’t an inconvenience at all as I don’t recall our group asking about it one time. The town of Utopia is just up the road and the general store has anything you need in case you forget something. We had an excellent time and everyone was bummed about having to leave. If you’re looking for a beautiful private rental this is an excellent spot, especially for larger groups. 5 star review.Scott"
