Very clean and comfortable room and the staff were welcoming and friendly with helpful recommendations about things to do in Newport. Overall great experience and would stay again and recommend to friends/family

The staff was great. I appreciate the effort that went in to the decor of my room. It was a good blend of modern with furniture that was appropriate for the age of the building. Love all the colonial buildings in Newport.

Beautiful, clean, close to everything, nice neighborhood, amazing staff. Breakfast was delicious. Free parking. We are so extremely happy with everything about our stay! We will be back!

The Beach Tree Inn is lovely

Pros: Rooms were very clean and comfortable . Breakfast was delicious except brewed decaf would have been nice to have instead of instant coffee.
Cons: As I said before...more interactive with guests would have been nicer...seems staff was always hiding in kitchen
Location: Location was good. Not right in downtown yet can walk during the day...little to far and quiet area to walk at night . Downtown was only mins away
This inn is very nice. Rooms were very clean and beautifully decorated and comfortable. Breakfast was absolutely delicious. We have stayed in many inns and B&Bs before this one. At other ones the innkeepers or owners were very interactive with guests yet here they stayed away. However the staff was very friendly and hospitable. Would definitely recommend this inn. Location was also very good .
