★ STARTER ESSENTIALS: We provide our guests with all linens (sheets, bath towels & pool towels) as well as a complimentary starter pack of essentials including: toilet paper, shampoo, conditioner, body soap, kitchen necessities such as garbage bags, paper towels, hand and dish soap, dishwasher soap and laundry detergent. Please consider the length and purpose of your trip when planning your stay with us - our essentials are provided to get your vacation started.

★ WHAT TO EXPECT: With us you’ll find unique vacation rental properties that provide a consistent, upscale `home away from home` experience. These properties are individually and privately owned. We are available to assist you during your stay for issues and emergencies. Upon booking, you’ll receive timely communications about your trip. If you need anything before, during or after your stay, our local team is ready to help!

★ ID VERIFICATION AND DAMAGE WAIVER/DEPOSIT REQUIRED PRIOR TO CHECK-IN. This property has special local compliance requirements which include a signed rental agreement, ID verification and a security hold of $1000 (just an authorization hold like a pending transaction that disappears after checkout.) Rather not provide a deposit? No problem! As an optional alternative to the security hold, you may purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $89 for stays up to 10 nights, with an additional $2.5 per day for stays longer than 10 nights. Either one is required when completing the check-in process. Please message us with any questions.

★ EXTENDED STAYS: For stays longer than 10 nights, full housekeeping service is required once per week. Guests may choose to perform this cleaning themselves, ensuring all areas of the property are properly maintained, or they may hire the host’s professional cleaning team for an additional fee. Failure to comply with the weekly housekeeping requirement may result in additional cleaning charges or penalties.

★ TRASH SERVICE: Pick up is on Fridays. Please place all trash in the bins at the top of the driveway. DO NOT MOVE THE BINS.

★ HOT TUB SERVICE: Hot Tub cleaning normally takes place on Tuesdays, weather dependent, between the hours of 7AM - 6PM.

★ LANDSCAPING: Service takes place on Thursdays or Fridays, weather and schedule dependent, between the hours of 9AM - 6PM.

Embrace the full experience as our guests with unrestricted access to every corner of the house. Please take caution at the edge of the water along the property, especially with children. The storage room with extra refrigerator is locked but a key is provided for your use. Your seamless and delightful stay is our priority.

We give our guests space but are available when needed. Easy check-in/out with personal door code. No keys to carry. We`re available during your stay for any of your needs. For the security and safety of all our guests, this property has Ring cameras that monitor the front and rear exterior of the property. All cameras record video and will be ON during every reservation.
- Corporate, social parties/events allowed only with pre-approval from the host.
- No more than 10 guests allowed unless pre-approved by the host.
- No drop-by, unregistered guests unless pre-approved by the host.
- No parking or driving on the lawn. Damage to the lawn or sprinkler system will be charged to the guest.
- No use of the fireplace is allowed.
- If traveling with a pet, an additional $300 per pet per stay fee applies.
- ABSOLUTELY NO SMOKING OR VAPING of any kind in the house/garage. This will result in a $500 fine for deep cleaning. Smoking allowed outside in the backyard only. Please discard cigarette butts responsibly.
- Quiet Hours are from 9PM to 8AM. Respect the neighbors. Complaints from a neighbor will result in immediate cancellation of your stay without refund. Yes, they have our number.
