BASIC STARTER PACKAGE:
A starter package of one roll of paper towels, dish soap, dishwasher pods, laundry pods, trash bags, and two rolls of toilet paper per bath.
Shampoo, conditioner, body wash and hand soap are provided - Guests will need to bring all personal toiletries including toothpaste, toothbrush, etc.
HOUSE RULES AND BOOKING REQUIREMENTS:
Any evidence of violating house rules will result in immediate eviction without refund.
- Must sign the Summit View Rental Agreement, sent via email upon reservation confirmation, within 24 hours of booking.
- A security deposit hold of $300.00 will be placed on your card 5 days before arrival and released 5 days after departure.
- Property may not be used by more than the number of guests listed in the reservation—including children and infants. Maximum occupancy is 8 guests.
- Parties or group events are strictly prohibited.
- We are a smoke-free property. No smoking or vaping is permitted.
- No pets (In the State of TN, Misrepresentation of a service animal or support animal is a Class B misdemeanor.) T. C. A. § 39-16-304
- Three (3) vehicles max in the cabin parking area (cars, SUVs, or pickup trucks).
- Quiet hours are 10:00 PM to 8:00 AM. For the enjoyment of all guests, please refrain from excessive noise, music, or voice levels during this time.
ACCIDENTAL DAMAGE COVERAGE
We understand that accidents can happen, and we don’t want you to stress about minor mishaps!
✅ You’re covered for up to $500 in accidental damage—at no cost to you.
✅ This includes things like broken dishes, furniture damage, or scuffed fixtures.
✅ To qualify, just let us know before you check out and send a photo of the damage.
✅ Please don't throw the item away. We’ll let you know if it can be discarded.
What’s not covered:
- Bedding or linens
- Intentional damage
- Missing or stolen items
- Anything not reported before checkout
- Extra costs like shipping, deep cleaning, or after-hours labor
Excess damage:
- If something falls outside this coverage, it will be charged to your security deposit, to the card on file, or via the booking platform procedure.

We follow this policy strictly, and cannot offer refunds outside of it. For unexpected events, we strongly recommend purchasing travel insurance.
Please note: We are not responsible for resort amenities, weather, natural events, or anything outside our direct control related to the cabin itself.
SAFETY & SECURITY FEATURES:
- Smoke detectors and carbon monoxide detectors.
- Fire extinguishers, a first aid kit, and deadbolt locks.
- A security spotlight camera is located on the left side of the front porch. There are no cameras inside the cabin or anywhere in the back.
- Licensed and inspected by Sevier County.
- Water filtration system provided by Grandview Resort.
STAIRS:
There are three steps to enter the home and one flight of stairs to the lower level.
BATHROOM ACCESS:
The main floor includes a half bath, while both full bathrooms are located on the lower level. Guests using the pullout sofa on the main floor or the loft will need to go downstairs to access a shower or bath.
HOT TUB:
For cleanliness and safety, the hot tub is fully drained and refilled between each stay. Therefore, it may still be warming up when you arrive, but should reach your preferred temperature shortly.
COMMUNITY WELL:
Summit View cabin is supplied by a community well. Consequently, you may experience variations in water clarity and odor that differ from those associated with public water treatment systems. You may also observe a white, chalky residue on various surfaces, including faucets, kitchenware, and in the hot tub. Please be assured that this is not a health risk; it is simply a natural result of the calcium present in the water.
WILDLIFE & INSECTS:
Our cabin is nestled in the beautiful Smoky Mountains, an area rich with diverse wildlife and insects, including bears, snakes, mice, spiders, and ants. Given our proximity to the nation's largest national park and our wooded setting, encountering these creatures is a natural part of the mountain experience, and you may see them during your stay.
- Black bears & their cubs are common in the area and very active.
- Please do not approach a bear or feed wild animals.
- Keep vehicles free of food, open drinks, mints/gum, etc. Keep car windows up and doors locked.
- Keep windows and doors to the cabin closed!
- Do not leave food or drinks outside on the porches! Keep the grill and drip pan clean after each use.
While we implement monthly pest prevention treatments and take all reasonable measures to keep our cabin critter-free, some insects and small animals may inevitably find their way inside. Please be aware that seasonal carpenter bees and Asian beetles (often mistaken for ladybugs) are also common in the Smokies. This is true for any cabin in the Smokies. If the presence of wildlife or insects is a significant concern, you may wish to reconsider your visit to this natural environment.
ROADS:
Many back roads in the Smoky Mountains can be steep, narrow, and winding, which may feel challenging for some drivers. That said, the roads leading to Summit View are quite mild compared to most in the area. There are no extreme climbs or sharp drop-offs.
The driveway has a noticeable incline from the road, so we recommend pulling in carefully. Any standard vehicle should be fine, just be sure to engage the emergency brake once parked for added safety.
If you’re uncomfortable with typical mountain roads, you may want to carefully consider whether the Smokies are the right destination for your trip.
