Our family of six adults and two toddlers had a great time on the beach. The rental was exactly as described, with a few minor dings and bumps that didn't stop the fun.The house is located directly on the boardwalk, which made biking everywhere a blast. We brought our e-bikes and loved being able to get around so easily. There is a fire pit nearby, which was perfect for bonfires. Since it's on a quieter part of the boardwalk, noise wasn't an issue.It was a very hot week and the house does not have air conditioning, but the management company provided extra fans. I also brought a small portable air conditioner for the top-floor back room. The management company left easy-to-follow instructions and was easy to get in touch with. Parking was easy and exactly as described.

I am very upset with the amount of money this rental was and the lack of cleanliness. Throughout the stay we realized that the amenities & pictures were not reflective of what was marketed online and the rental price that was paid. Here are a list of issues with the property:1 - Upon arrival the towels / linens were in an Amazon Box on the front door. 2 - Construction was being done on the next door house starting at 7am every day of our rental.3 - No trashbags, Keurig didnt work, stove top didn't light. 4 - Back doors to ocean locks were broken. There were stickers listed to show that they are out of order so that was a known issue that wasn't fixed. This is a big part of being on the ocean in a house. 5 - Kitchen had missing granite and dents in the wall.6 - Dining room and behind the trashcan had black stains on the walls. 7 - Railing on the banister was all scratched up.8 - Master bedroom had a rusted headboard and the toilet seat was disgusting with stains and didn't flush well.9 - Carpet on the stairs to the garage was stained and disgusting. 10 - Picture frames on wall cracked glass.11 - Couch stained in multiple places to the point that we were not comfortable sitting on it and had to lay towels/sheets over it.12 - No vacuum to clean up sand.
Disgusting...No other words needed. Are you going to sit on this.
Here is the note on the door to the beach saying "under repair".
Back patio doors opening to the Ocean. Usually when you rent an AirBnb or VRBO you want to be able to open the doors to the beach. Not here...They had a post it note saying they are under repair?

Very enjoyable, entire family was comfortable, good location for bikes, swimming & boating. Love the house.Minor repairs necessary: dinning chairs need screws tightened on bottom of seats or you’ll lose them. Coffee machine listed on internet is incorrect.

Exceeded Expectations!

We decided to extend our trip from Disneyland and found this listing here on VRBO. Absolutely blown away by the cleanliness, communication, and overall experience staying at this property. The night before, we received a message from the host with instructions, and a message the following day inquiring if we needed anything. When I had questions beforehand, they answered immediately. Grateful to have stayed here and created a great memory with our family. We absolutely recommend staying here.

A beautiful and inviting ocean scene

First we had all the room we needed. The kitchen and main floor was a great location for all of the family to hang, play games and reminisce. The view facing the water was breathtaking, you are literally steps away from the sand. Well stocked and is exactly as described. Lastly great communication from the host. We will definitely come back.

Beautiful location with easy access

Everything at this place was as expected. It sits almost right on the sand which leads to beautiful views. The living area was a good size to host our group altogether. Our only issue is that the doors/windows were a little drafty, but we were there in off-season and it's typically not that chilly in Newport Beach.

Fabulous beach location!

This house was perfect! Exactly what we expected. Steps to the beach! The place was clean and comfortable. We would definitely recommend and would consider renting again if we come back to this area. I will say that we stayed during a crazy heat wave. We knew from the listing there was no AC as most of the places on the beach in this location area are the same. The house was well equipped with fans which were our saving grace. Thank you for having everything there that we needed!

Birthday get away

The property’s kitchen was well stocked with dishes pans and cooking utensils. The beds were comfortable clean and plenty of towels for everyone. Also lots of beach chairs and toys.

We enjoyed our stay with our kids and grandkids! Loved the boardwalk to the beach and the various decks. Overall the property was clean, although the carpets could use a good steam cleaning. The property manager was very helpful as was the good communication.

Family Spring Break

We booked this house hoping for a place we could all relax after being out and about on adventures during the day. It was perfect. We rented bicycles to be kept in the garage during our stay. The bike path and beach were literally steps outside the back door. With a short walk or bike ride we could enjoy the beach, the Balboa Pier, shopping, and restaurants. The AvantStay team answered all of my questions promptly and efficiently. I would stay at this house again or at any other AvantStay properties.

Beautiful Beach House!

We stayed here with family and it was a perfect house for our getaway. The location is very walkable to shops, restaurants, coffee, and Balboa island ferry area. Being on the beach is perfect, there are beach chairs and umbrellas supplied. The house is very clean and there was plenty of towels and necessities for the family. There is laundry onsite to make cleaning clothes and towels easy. The garage is a little tight for two cars, we had a van and a jump and only felt comfortable having one car in there. Street parking wasn't an issue though. I would highly recommend this property! AvantStay was very responsive with all my questions as well. I hope to stay here again!!

Nice Location

The location was nice, and the house was nice overall. We did have a good rainstorm that caused water to leak in under the doors, through the ceiling lights and around the windows, We turn power off to the lights and used some towels and buckets to catch most of it, but will likely require some repair and weather sealing. The house cleaning crew was great, even let us drop out stuff off a bit early which was very helpful. Great views, and an easy walk to local attractions.
