The rooms were within easy walking distance of the Vatican and in a wonderful neighbourhood. The room was very clean and adequate. Gaining entry to the property was trying and time consuming.

Do not recommend staying here. Bathrooms are not connected to the rooms. The rooms are dirty and uncomfortable.

Airconditioner no cool air was so hot could not sleep. Informed service still no change was awful and so hot very unpleasant. Bathroom outside room very strange when getting up in middle of night and having to face strangers other guests coming in an out while in dressing gown not good at all. Kitchen very sparse no coffee machine no salt papper very little crockery. All keys very very difficult to open doors everyone battled with keys. Customer across from our room was stuck in room and had to shout for help in middle of night could not get door open lucky we were there we found extra key in drawer at entrance an managed to get him out. Otherwise was a clean place.

They did their best to accomodate us. By far the best help and service we have ever recieved. They went above and beyond to help us. Really takes care of their customer. Highly recommend this place to anyone staying in Pisa. A shout out to Giuseppe P. Greatly appreciate packing a snack for the plane and taxi ride.

the condition of the apartment are horrible, the beds are super hard ,stinky and so hard to check in, the couldn't even open the door for us os send some one down stairs, bad experience over all. just sucks.!

A good location. Service was good they always answered the phone for any queries I had. The only thing I was disappointed in was the fact it was not what I booked, as I was travelling on my own with my granddaughter I needed en suite, I booked the family room with city view and private bathroom. I got a double room overlooking a restaurants outside area and the backs of buildings and a bathroom across the hall. Which was a problem for a elderly lady and child

5 minutes walk to the Vatican

The room is newly upgraded with contemporary details and can be one of the best place to stay if you’re going to visit the Vatican City. Very quiet as well. The only thing I don’t like is that the bathroom is across our room but I think it has to be what it is in Italy lol.

very poor customer service.

Could not book into the guest house as my flight was arriving in rome after 830pm. Tried to call the guest house to make an alternative for me which they were not cooperative and said if i don't check in on the day of travel, my reservation is cancelled without refund. I had booked 2 nights and they could not confiurm if i could atleast checking on the second day. i ended up booking a different hotel. Felt like its a way of conning people

The location was fantastic, very close to the Vatican and other attractions the only thing that let it down was the accommodation, breakfast was in fact a cake, there was a kitchen next to the bedroom which was not the cleanest and towels, as shown in the pictures were not provided!!

The worst experience

It was our worst experience of our travel in Italy. 1: We arrived at the hotel at 11:30 PM, but nobody opened the door, it was a board on the door that if nobody answers call this number. We called the number but the cellphone was switched off!!!! So we had to stay at streets because all other hotels were completely booked. 2: We called again at the next morning 7:00 A.M and the person came at 10:30 for checking. 3: Regarding to email I received from hotels.com, we had to pay another 23 Euro for city tax, but the guy told us we should pay 50 Euro and when I argued with him, he started shouting in Italian language and told us if we do not pay this fee we should empty the room! So our first impression in Italy was our worst impression and this really bad experience resulted we hate Roma right now!

No aircondition for 6 days with 2 babies? Can you imagine? Flush not working for 2 Days. Cannot contact the owner immediately, came very late. Additional city tax paid. I wish we can transfer but it will be out of budget and hotel payment non refundable... OMG I wish expedia can help out during our stay...really bad...

Excellently situated, right by the Vatican and only a 20-30 minute bus journey on the 81 to the Colosseum. However make sure you phone the hotel before arrival as there may not be anyone there to let you in and give you the keys.

We arrived quite late and the lady was polite enough to send us a staff member so we could get the keys.......at the extra cost of 25€ ! Although we were told it was breakfast included no one came to add anything extra to the basket with the two cakes that was the said breakfast!!! And although we were told someone will come to change the towels and fill the breakfast basket NO one showed up for the two days we were there so although it was clean at the beginning we had no towels after the first night!!!!!

Not all it seems.

This "hotel" tried very hard to ruin our stay in Rome, if it wasn't for the wonderful city it may have succeeded. In the run up to our stay we had received an e-mail reminder describing check-in time ends at 00:00, however when we contacted the hotel to say we were expected to arrive at 23:30 we were told that check-in after 23:00 would cost us an extra fee, we were quite surprised with this but thought that we could argue this point when we arrived at the hotel. When we arrived at the "hotel", 54 via germanico, a man hooted at us from a car shouting my name and ushering us into his car where he drove us 10 minutes round the corner to another building which we could only assume was the annex building. This is not a hotel. We were shoved into the annex building, which is a good 15 minute walk from the main site, it is more of a shared apartment. Our hopes of arguing out of the check in fee were banished when we discovered that the hotel worker who let us into the apartment had a much worse comprehension of English or French than we had of Italian. The same man woke us at 01:30 hammering on our door we found he left our personal info out on the table in a shared room. Main Points. Not a hotel. It is a shared apartment of worse quality than much cheaper hostels. Noise travels hugely within the apartment. There seemed to be no cleaning done our entire 4 day stay, not nice for shared bathrooms in hot Roma. There was no breakfast as advertised. Very Disappointing.

Nice hotel good price but with a few issues

We booked a transfer from the airport to the hotel which was heavily overpriced at 45 euros one way! Don't pay for this!! Buy a bus ticket from your airline (only 4 euros each way). Upon arrival to the address provided, we were greeted by the hotel owners in their car. It was a bit scary having to get in their car so that they could take us to the hotel! Also- neither of them spoke any English and we struggled to understand each other. The hotel itself was very clean and was decorated very nicely, and the shared bathroom turned out to be a better experience than anticipated. However we were very dissapointed at the lack of hot water in the shower. It wasn't very nice to get back to the hotel after walking around on a hot day to have to take a freezing shower. We were also dissapointed about the air conditioning as the remote was no where to be found! We managed, but had specifically chosen a hotel with air conditioning as I realised it was going to be quite hot. One other issue- would have been nice to have the breakfast bar topped up daily!! People don't want to have to compete for breakfast! All in all it was a lovely comfortable hotel in a great location.....but with a few issues that need to be dealt with!

Close to the Vatican

A fun place to stay... right near the Vatican, but... If you don't speak Italian, I suggest you choose another hotel/B&B. Although the staff/(owner??) is VERY personable, she speaks only Italian and you must call them to tell them when you will arrive. Also, you must go to one location to check in, and another location (several blocks and streets away -- it's not "across the street" as the directions say, and they did not provide a map. Trying to get directions from someone speaking another language who doesn't understand you is almost impossible.) It took us an hour and a half and three trips between the two locations to get checked in. We booked for several nights. After the first night, there was no hot water in either of the shared, hall bathrooms. Since we had so much trouble communicating, we just did sponge baths instead of showering. If you speak Italian, then go for it! You'll really love the location of either the main B&B or the "annex". Both are close to the Vatican area. Breakfast of croissants, corn flakes and milk, and sometimes bananas is included.

Shower not good as I am 6ft. Air con did not work. No effort was made repair n was v hot. Sharing room with mum 2nd single bed was taken. One night no toilet paper no one to ask. No contact details in room. There was blond hair in bed n we have black hair
