"This hotel is a little run down and I thought I would regret staying here, but the location is amazing. We were able to walk to the river park and the mall across the street from the river park. This really mattered to me because the streets around the mall are super confusing. The breakfast was fantastic. Plus they had fresh bananas and apples available all day as well as coffee, tea and hot chocolate. Only complaint is that they had no cold water. Not at breakfast even. The rooms were outdated, but clean. We moved the couch to reach something and no dust bunnies! And the rooms were so quiet. My (adult) children were next door and we never heard a peep."
