🏡 Welcome & Cabin Basics

Private Residence: This is a private home, not a hotel. There is no 24/7 on-site staff, but host support is available remotely around the clock.
Agreement & ID: A Rental Release Agreement and valid government-issued ID must be submitted via OwnerRez within 48 hours of booking to avoid cancellation.
Check-In / Check-Out: Check-in is at 4:00 PM; Check-out is at 11:00 AM. Early arrival/late departure depends on availability and incurs extra fees.
Keyless Access: Entry instructions and your unique keypad code are sent prior to arrival.
Max Occupancy: 12 guests maximum (including infants). Exceeding this violates fire and insurance codes.

🚗 Location, Parking & Travel Tips

Airport: McGhee Tyson Airport (TYS) in Knoxville is a ~1-hour drive.
Roads & Driving: Roads are paved. 4WD/AWD may be needed during winter snow.
Offline Maps: Cell service and Wi-Fi are spotty in the mountains; download offline maps before traveling.
Parking: Narrow driveway with space for a maximum of 3 cars.

🐶 Pet Policy (Pre-Approval Required)

Limit & Fee: Max 2 well-behaved, housetrained dogs with prior approval. Flat fee of 175/pet(400 fee per unauthorized pet).
Requirements: Dogs must be up-to-date on shots and wear ID tags.
Cabin Care:
Bring your own dog bedding/crate and paw towels (do not use cabin towels).
Dogs are not allowed on furniture or beds and must never be left unattended.
No washing dogs in indoor tubs/showers (use the garage hose/spigot on the driveway).
Walk dogs to the road for relief, brush shedding dogs outside daily, and clean up all waste immediately. Guests pay for any pet damage or extra cleaning required.

🪵 Cabin Rules & Safety

Smoking: 100% NON-SMOKING and NON-VAPING property.
Noise & Parties: Outside decibels are monitored via a NoiseAware device. Any noise complaints or police calls result in immediate eviction with no refund.
Security: A front exterior camera records 24/7 for safety. Do not tamper with cameras or disconnect Wi-Fi.
Wildlife & Trash:
Do not feed or approach bears. Keep car doors locked at all times.
Pour liquids into the sink (not trash bags). Place secure trash bags inside the bear-proof bins by the driveway (trash pickup is Tuesday morning).
Hot Tub: For guests 25 and older only. No alcohol or pregnant users. Use at your own risk.
Grill & Fire Safety: A charcoal grill is provided (bring your own charcoal and clean after use). Strictly obey local Sevier County burn bans when active—unauthorized open burning carries heavy fines up to $2,500.

🌲 Good to Know Before You Book

Mountain Living: Not a single-story home. Expect creaking wood floors, metal roof noise (rain/squirrels), and occasional bugs/critters despite regular pest control. Cable TV is not provided.
Amenity & Weather Outages: Outages (Wi-Fi, hot tub, weather, power) are beyond our control and non-refundable. We attempt prompt repairs for broken amenities, but cannot guarantee them.
Cancellations: No refunds or reschedules outside Airbnb's extenuating circumstances policy. We strongly recommend purchasing travel insurance.


• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the bearproof trash containers next to the driveway. Trash pickup is Tuesday. We recommend having the trash out late Monday evening.

• Critters: We have a regular pest control company that maintains the grounds. As we are located in a rural area, please note that bugs may be present on the property. You may see & hear critters etc.

• Check-In/Out: Check-in begins at 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out requests are subject to availability and cannot be guaranteed. Fees vary depending on the requested arrival or departure time. Please message us before booking or during your stay for availability, applicable fees, and payment instructions.

• We will email you a Rental Release Agreement after booking. Guests will also be asked to submit a valid government-issued ID for verification through RA. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager OwnerRez.

• We can host a maximum of 12 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.

• This is an authentic log cabin- sometimes the floors may creak & be heard on lower levels.

• As we are located in a rural area, please note that the wifi & cell phone service will be limited. Don't forget to bring your favorite book to catch up on some reading!

• The cabin is in the mountains. The roof is metal. There is no attic. If a squirrel crawls on the roof you will hear it. If it’s raining you will hear it.

• If you see a bear during your stay anywhere- do not feed it & stay away from it. They are dangerous though bears are RARE!

• All amenities including outdoor grill, wifi, hot tub, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays. If the hot tub is under repair, we will immediately notify you and offer alternative accommodation or cancellation options. If an amenity or feature stops working during your stay but was reported working by our maintenance crew, we will attempt to repair the item but cannot guarantee the repair and no Airbnb refund will be made. Please note this is not a dingle story home & cable tv is not offered.

• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in business. Please book responsibly and we appreciate your understanding.
