So first off this was a vacation with family, all who lived in different states. My nephew was deployed and was finally allowed to get leave. With that being said, we started at a beautiful place in Orlanda for 3 days then came to this property for the last 4 days and boy what a difference! I cannot express how unhappy we were and will be asking for a refund of some kind. First off, the pictures are not at all what you see when you get there. The outside was very run down, and the banister was ready to fall off. The dishes were dirty, most of the furniture is very unstable or broken. The tv on the 3rd floor never worked, the tv on the first floor the remote was broken. The card table should just be put in the trash; we were afraid to use it due to it falling apart. Beds are horrible, no dressers to put things on, half painted walls/ceilings. The couch on the first floor was so dirty and had a very horrible smell along with the throw pillows. And the worst part was the roaches!! I was very uneasy staying there and to top it off, my daughter had a roach in her suitcase when we got home. The location is absolutely beautiful along with the private beach if only the owner would take care of his property! I Very disappointed!!

The house itself is a great setup. 3 floors with plenty of space. The views are amazing! The house has a lot that needs to be fixed. It looks like they started fixing some sheetrock but then decided not to paint it. There a leaky windows and what looks like mold around the window in the kitchen. One of the bathroom doors wont close. There are smoke detectors missing in several places. We encountered multiple bugs on all levels. They have old flooring and construction material just thrown outside the front of the house. The rail on the deck leading into the house is on it's last leg. And there is trash all around the outside of the home. A few weeks before our trip, I sent a message through VRBO and the host never responded. I called and never got anyone to answer the phone. I finally got some answers when I found an email address.Overall for the state of the home, I think we paid more than we should have.

Ever wanted to pay top dollar to beta test a construction site? Welcome.This “brand NEW” 9-bed, 9-bath, 6,000 sq ft home redefines new—less “just built,” more “mid-renovation meets chaos.” The kitchen features stunning half-painted walls (why finish when you can inspire?).Bathrooms are interactive: missing towel bars, no toilet paper holders, and one toilet that tips- adding a fun carnival element. The house also includes indoor water features, courtesy of ceiling leaks through light fixtures on multiple floors. Beach vibes…inside.Appliances- present in spirit! Dishwasher and garbage disposal didn’t work upon arrival, two of three coffee makers are broken, which pairs well with the 7 coffee mugs for 20 people home. Minimalism Highlights continue with a moldy ice maker, clogged sink, and broken dishes—breakfast with a side of risk. Sleeping arrangements are refreshingly simple: Beds. That’s it. No distracting things like nightstands, dressers, or functionality. Outside, enjoy the septic system directly by the front door, overflowing and fragrant—perfectly placed since you’ll pass it every time you trek to the beach (no direct access, of course).Extras include cockroaches, no smoke detectors, non-working TV remotes, doors that don’t close, blinds that won’t stay down, leaky sliders, soft floors, and A/C that quits when it feels like it.If you want a relaxing getaway, look elsewhere. If you’re after a masterclass in unmet expectations—this place delivers.

Bad quality overall - not recommended for family use

I am not a super picky beach vacationer - to me, beach proximity is more important than a fancy house. That and a well-functioning AC unit. That’s really the only reason I gave 2 stars and not 1.However, we booked this house for a family reunion, involving kids and adults of all ages. This house would have been better suited for a fraternity beach party trip - the damage they could have cause would have likely gone unnoticed compared to what was already there.Soft spots in the flooring, missing smoke detectors, nails pointing out of foosball table and some chairs, broken fridge (no ice and missing drawer handles), doors not closing, broken blinds… in addition to all of the cosmetic issues.The outside of the property was no better. The front door had a hole in it where a lock was removed. The railing on the front walkway was loose. There was trash scattered in the sand and plants, and the smell of the septic tank was strong, especially after rain.Communication from property manager was minimal - even after I sent multiple emails with photos of the damage we found upon arrival. He did send a maintenance person to the house who was able to fix one door and a towel rack. He also replaced a toaster oven that was not working when we got there.Overall, would not recommend for a family trip.

Great location and plenty of room

Four families stayed here and the layout was superb. Family with teenagers hung out on the third floor and appreciated the kitchenette. Family or 6 enjoyed the middle floor with full kitchen for early morning breakfast s. Grandparents and family with two young children appreciated the the first floor with comfortable seating. Small kitchenette was good for drinks and access to our side. We loved being so close to the beach, a mere few steps! We were disappointed in the lack of furniture in the bedrooms so had to live out of open suitcases on the floor and not enough hangers. No can opener and not proper deck chairs. We used inside card table chairs. Also disappointed with lack of shades or curtains especially early morning sun. The day we arrived we walked into rain puddles and leaks. These were taken care of within two days and a big thank you to the repair man who t tarped and caulked. With a little TLC this could be a fantastic place but it does show signs of wear and tear and privacy concerns. Third floor rooms would not close or lock properly. If these improvements were done, we would definitely stay here again. The location and space was perfect.

Good Location, house in disrepair

The property is in a great location, beach is very nice. However the house is in disrepair. There are many soft spots in the flooring, the air conditioner was broken for most of our stay, there was mouse poop all over the lower level, the house could use a good scrubbing, the dishes were all dirty and we had to wash them all before using them. The set up is great, but the property needs some care.

The house itself and location was great. Right on the beach and comfortable. No wifi all weekend was a disappointment, especially with lack of signal. The house to the right and left (Bagby Properties) were great and we were able to use their WiFi to help everyone work. The communication with the management company was rather poor. Difficult to get a response on the Vrbo app, confused staff when calling the help number. Check in process was more complicated than it needed to be.

Don’t expect much for the price

It’s pretty pricey for the accommodations you get and the unresponsive from the owners. Place has been destroyed and received the landlord special to fix the issues. Some bedrooms doors don’t work and the fire alarms have been removed. The pictures don’t represent the house well. Like others have stated there’s a lot of bugs, trash outside, smells like sewage outside. Massive holes in walls that have not been patched well, ripped down towel wracks, no chairs on decks, kitchen essentials missing. Only thing I could say was nice was the location and the size of the house. Reduce the price of the house or fix the issues.

The space and location were great. Beautiful views. We had a group of 14 adults so sleeping arrangements bathrooms worked well. Each level of the property had nice gathering areas for large groups. The property manager was helpful with a few situations during our stay. The outside area needs a bit of clean up and there was a smell from the septic area when entering and leaving the property. The home is not far from St. Augustine area and Jacksonville Beach area for great restaurants, bars and things to do.

Lacking everything but the view

The house is located in a great location however the pictures of its overall condition are false. The house is in great disrepair. On the first night, we had two near miss injuries to a 3 year old as he was using the bathroom to brush his teeth! I tried to find new accommodations but due to our large party, all from different states, I couldn't find anything available. Some guest left day after check in. Others, stuck it out and made the best of it. I Immediately contacted host and the next day he arranged fixtures to be secured, cleaning to come and supplies to be dropped off. All this should have been done prior to our stay. I spent my vacation, on phone with numerous issues as they arose, and letting in workers so my guest wouldn't be inconvenienced. It was exhausting and very stressful. If you choose this house, make sure you go physically to the property prior to signing the contract. I would have skipped this place altogether if I had done my due diligence. It's sad, the rental was expensive and we could have done better at a budget hotel, except for the view.

Nana's 80th Birthday Trip

We were celebrating my mom's birthday by getting our entire immediate family for a trip for the first time in about 15 years! Good: -Price was great for the amount of house you get -the layout of this house was perfect for our large group as far as bed to bath ratio -the kitchen is stocked good for a large group -the view from all floors is gorgeous -the beds were comfortable -close to restaurants and shopping Bad: -the house needs a lot of maintenance work -there were leaks around the sliding glass door in the kitchen (we were there during hurricane HELENE) -floors are waving all over the house from previous leaks which are visual on all of the ceilings -there were only 2 towels in each bathroom-even the bunk rooms with 4 beds -parking is SO TIGHT -the septic tank is right in front of the front door which stank every time you went outside -the only way to get to the beach is to go out of the front door which is right beside the septic tank -bedrooms are furnished minimally (bed, side table, luggage rack) -communication with the owner was slow unless I emailed the rental company directly...when I sent messages on the VRBO app, I rarely got responses. With all of that being said, we had a fantastic trip and will definitely be back!

Truly a disappointment- photos very misleading

Truly a disappointment. We rent this place for a family reunion. Members of our party had to leave and get a hotel because of the lack of power in one of the bedrooms. There was a leak on the second floor, which the owner said was new and they couldn’t get anyone out to fix it, but you could see the patch work that was previously done. There was a quarter inch of mold on the dining room table when we arrived. The maintenance on the property overall was very poor considering the property is only built in 2020…very beat up on the inside. And the cleaning of the property in between guests was poorly done, as well. There was initial communication regarding our issues and zero follow up. Best thing… it is on the beach. However, we cannot recommend this property to other families.

Overall good property but some changes are needed

Pros: The overall house design, space, and location were the best features of this property. The 9 en suites and 3 spacious levels can easily manage the 20 guests. We love this beach location. Being mostly houses, you essentially have a semi-private beach that is within a 15 minute drive of multiple attractions. The host was very responsive, calling after check in to ensure we got in OK and giving us some details. The house did not have a blender and when I asked if one could be supplied, it was brought that same day. Cons: These were not reported to the host as they would not be able to be addressed during our stay. We found one live and one dead cockroach. With the size of the house and 20 guest capacity, each floor really needs a full size refrigerator/freezer. As stated in other reviews, the blinds are essentially see through, not blocking out any sun or offering privacy at night. Minor issues were no TVs in the bedrooms, no ceiling fans to help keep the areas cool, and no hose to help rinse off outside.

Family vacation

Our yearly family vacation was enjoyed by all. We loved having kitchenettes on other floors. Pictures online were accurate. Mark, the manager responded quickly when I reached out. We did have to wait to check in, house was still being cleaned. Minimum bath towels were an inconvenience. Bring cooler to store ice if renting. Fridge doesn’t have an ice maker.

Beautiful location but has some issues

The location of this VRBO was perfect, the set up was great. The beach was beautiful. Having all my family stay under one roof was awesome! However, the kitchen is lacking many tools to use for making meals for large group. To not have the needed supplies/ utensils available such as cutting boards, can opener (which we had to barrow from the neighbor) enough tall kitchen garbage bags, (we had to buy our own), no kitchen towels or wash cloths, no dusting pan to go with the broom, no storage for food in the fridge, no oil or spices of any kind. There wasn't any laundry soap, some bathrooms didn't have hand soap. It was just frustrating to say the least. We had family running up and down the stairs looking from room to room trying to find stuff to assist with our stay. The dishwasher had issues as well. We would run a load and water would leak all over the floor, and several times the soap dispenser in the dishwasher wouldn't open and the dishes would all be dirty still but rinsed. Communication with the manager was zilch. We wanted to add more people to the trip and left a message, no call or text back. We wanted to check in early if possible. We left a message, no call or text back. I would recommend this home if you were looking for a large place for family. I would advise anyone however, to prepare to buy needed cooking accessories or bring a bunch of your own kitchen bowls and Tupperware, cooking items and cleaning linens to get you through your visit.

Great place for large group

Very clean and spacious house on the beach, plenty of hang out space for all 6 families. Kitchen/dining had everything and plenty of room for everyone. Appreciated laundry on each floor and all separate bathrooms. Overall it was worth the stay. (Minor issues were no broom/dustpan to clean up after kids, beach chairs were broken and unusable, fridge ice maker didn't work, cleaning crew not ready by 4 check-in time...)

Our crew enjoyed the beach & being together, as well as everyone getting their own bedrooms. The home has 3 levels, with a living room on the bottom & top floor, & the kitchen on the middle floor. The top & bottom floor also have small kitchenettes. Having said that, this home is in a bit of disrepair & provides the bare minimum. Beyond the holes in some of the walls, scratches on the floors & cabinets, water leaking onto the floor near the middle floor slider, one of the upstairs bedrooms had a very unstable bed to the point where one of the couples had to sleep on the floor the 1st night until maintenance came by the next day to pseudo fix it. The door of the bedroom also did not shut & had a very loose interior door frame.There are also stains on some of the mattresses. If you're looking for privacy/light filtering in bedrooms for the bright mornings, that won't happen. The roller shades in all bedrooms are completely see through & pointless. Being that the home is on a septic, it's made very clear not to get any sand in the drains or you will be charged (which is impossible at the beach) so our crew had to be extra careful to abide by this. The septic tank is in the front of the house, so it smells when you're out front. There's also a malfunctioning light in 1 of the bathrooms. As far as beach gear goes, there are 5-6 chairs, with majority being broken & a broken umbrella. Also note, parking is very tight for such a large home. Host never replied to issues or questions.

We had a wonderful time during our stay. Beach access is great. Lots of rooms and bathrooms! Large kitchen and refrigerator helped for our large group. Small items were loose or broken, but over all our stay was very pleasant

Corporate Retreat

We brought 17 people to this location for a staff planning retreat. The home is highly suitable for a corporate retreat. Directly on the beach. It provided a more sterile environment rather than one for comfort but it worked for our needs. The 1st floor with kitchenette and spacious gathering place was the location for all of our meetings. The second floor with the large kitchen and eating area was our "cafeteria" While this area suited our needs, the wooden chairs were not sturdy and quite tricky to sit in..The 3rd floor had a large sitting area and kitchenette. All floors had a king room, queen room and a bunkbed room all with private bathrooms and this feature was a big hit with staff. It provided many spaces to break away if solitude was needed. All in all, a few updates would make this place perfect. We would suggest blackout curtains/shades in each bedroom because those rooms facing the beach were awakened to the sunrise (not bad) and those rooms facing the road (which is very close) were awakened by car lights passing by. Providing sturdier chairs in the eating areas would be nice, providing a nicer curb appeal would be beneficial. When we arrived, there were overgrown weeds, broken sidewalk and orange caution tape but it looked like damage from a previous storm, which made parking tricky but not impossible. We would stay here again.

Retreat on the Atlantic

property on the inside is nice, beds are comfortable and the home sleeps 20. Beautiful view the ocean and has close proximity to St. Augustine. The home has three spacious living areas so different groups of people can easily congregate. the first floor common area is great for a large meeting. Kitchen is laid out nicely and functions well. We had a caterer come for our event and set up was easy. The exterior of the property requires some maintenance in the parking area. other than that cool property
