The space
This listing is for the entire home including the resort-like backyard with Heated Pool, built-in gas barbecue, and patio area. The views of the Augusta Ranch golf course are breathtaking.
The home has 3 bedrooms, including a large master suite, and 2 full bathrooms. The living area has high ceilings and an open floor plan.
There is a remodeled kitchen with granite counters, newer appliances and fully stocked with cookware and dining ware.
Kitchen countertop appliances include a toaster, blender and coffee maker (coffee provided).

All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries and laundry supplies for your entire group.
There are up to 4 separate sleeping areas.
- Master suite with King-size bed and attached full bathroom
- Guest bedroom #1 with a King size bed
- Guest bedroom #2 with a Cal-king size bed
- Sofa in living room

There are 2 full bathrooms, a fully stocked laundry room, as well as a large kitchen.
Children supplies (high chair and pack n play) are available upon request.
The living room has a 50-inch HDTV, a DVD player, a plush leather-like sofa, and 2 matching loveseats. The master bedroom has a 50-inch HDTV. The other 2 guests bedroom have 32-inch HDTVs.
All 4 TV's have cable.
The TV in Living room also has an expanded entertainment package, through the Roku streaming platform. Programming includes: Prime Video, Roku channel, ESPN+, Disney+, and more. The TVs have several additional streaming apps, where guests can use whatever logins they have.

We are family-friendly and offer a pack-n-play for guests with little ones -- just ask!

Guest access
This listing is for the entire home including the resort-like backyard with pool, gas barbecue, and patio area. Pool heat is included during the cooler months when it's needed (October-April).
There is off-street parking available for up to 4 cars (2 garaged, plus 2 on driveway).

Other things to note:
Because of the ongoing maintenance required for our yard and pool, we have regular weekly service with a gardener/landscaper and a pool cleaning company, and also monthly service with a pest control company. The service people come into the backyard on their own, do their work and go. We also have monthly maintenance service for the home's Reverse Osmosis water system (in the garage).
The service people aim to be unobtrusive and they have earned our trust.
Please understand that we cannot guarantee that they won't come while you're there.

There is a hot tub in the backyard, but we stopped advertising it or listing it in the amenities because it often requires repairs/maintenance, and we didn't want people to be disappointed in case it was down while they were there.
It has been working lately, and if it is working when you're there you'd be welcome to use it, and please be very careful and gentle with it. Feel free to ask what the most recent status of the hot tub is.

Hot tub is only for guests ages 16 & up.
Please limit the hot tub to a maximum of 4 people at a time.
Only adjust the hot tub by using the touchpad (to raise/lower the temperature, or turn the jets on/off).
Do not manually turn any valves, knobs, etc inside the spa -- that's usually how it gets broken.

Pool heat is included during the cooler months when it's needed (October-April).
When using pool heat, we also have a thermal "bubble cover" that needs be used anytime you're not in the pool, to prevent heat from escaping.
We reserve the right to charge up to $25 per day for pool heat if the bubble cover is not being used, as this would significantly increase our heating costs. Our pool company monitors the temperature and can control the pool equipment remotely via a digital app.

Additionally, the type of pool heater we have (a heat pump) does a great job of keeping the pool warm, but it's can take a couple of days to re-heat the pool if it were left uncovered. The heat pump requires an outside temperature of at least 50 degrees (F) to operate. Only occasionally will we see the temperature drop below 50 degrees (it happens on some winter nights, and then warms above 50 during the daytime and the heat pump resumes).

We have a digitally controlled misting system for the backyard patio.
This can lower the outdoor patio temperature by as much as 15-20 degrees, making it comfortable to sit outside when it gets hot in the summer!

Our neighborhood in Augusta Ranch is a quiet, residential golf course community.
The neighbors are friendly although they mostly keep to themselves. It's considered one of the safest neighborhoods around, and this home is positioned to have barely any through-traffic.

The home is 25 minutes from Phoenix Sky Harbor Airport and 15 minutes from Mesa-Gateway Airport.

Getting around
It is recommended that you have your own car if you'll be traveling around the Phoenix area or beyond.
If you'll be staying in Mesa/Gilbert/Apache Junction you can do fine with a ride-sharing service (e.g., Uber, Lyft) because almost everything is within 20 minutes of the home!
There is off-street parking for up to 4 cars: 2 cars in the garage and 2 additional cars on the driveway.
If you have day guests, please ask them to park on the driveway, rather than the street (the community has restrictions on street parking and will ticket).

The house is located less than 1.5 miles from both the US 60 and Loop 202 freeways, which gives easy access to Mesa, Gilbert, and Apache Junction within 15 minutes, Chandler and Queen Creek within 20 minutes, as well as Scottsdale, Tempe and Phoenix within 30 minutes.
