Pros: Location, location, location! 10 minute walk from train station. 5 minute walk to the duomo, shopping, and alot of good restaurants. 1 minute walk three doors down to one of the best restaurants, which happens to be the provider of the included breakfast, with friendly service, a fantastic breakfast buffet, and excellent coffee! Beds were comfy, linens were clean and replaced daily, room was old, but clean and quiet. Cons: Initial reception was confusing. Roof top patio could be a great ammenity if it was better furnished and lit properly at night. Cool view of neighbor dome though. Definitely call ahead to set up your arrival. There is no reception desk inside the front door. Just an empty corridor and a musty old stairway leading up to the reception desk on the third floor that has limited in-person reception hours. Our receptionist was very friendly, helpful, and spoke fluent English. Call ahead for an access code for the elevator. It is a tiny, two person elevator accessed by a door on the street, two doors to the left of the main entry door. Overall, just accept the musty old vibe of the place because the building has been there for hundreds of years. It's an amazingly quiet respit at night given its convenient location to all the action. Would definitely stay there again!

We loved it! The staff is super nice! The rooms are really pretty and clean, ours specifically was pretty big. The location is amazing, we walked everywhere easily and the valet parking took our car when we arrived and brought it back when we left. The breakfast is also really really good.

Difficult to find since there are 2 hotels with the same address #6. Breakfast is excellent in the next door restaurant with breakfast vouchers. Charming 600 yr old monastery turned into this 7 unit hotel on the 3rd floor. Staff very enthusiastic and helpful at check-in. Guest relation not on property 24/7, but accessible by phone…not sure how prompt since we did not need emergency services. Good bed, good A/C, good bathroom. Cleanliness rated low because of spider webs on the ceiling and visible dust on ceiling light fixture. We slept well because of the quiet room and the comfortable bed.

The room was very nice, good space, clean and nice bathroom. Getting to the property was a little harder and we had to call to find the entrance. The main door is difficult to find. They did provide access to a lift, which (luckily) had just been repaired - carrying 70kg of luggage up the dark steep stairs would not have been fun! Staff were attentive and very helpful, providing some good food recommendations. Property is in great location, walkable from the main station and to all attractions.

I liked the hotel, but it is not for everyone.

The rooms newly remodeled and in a hundreds of years old mansion, a very easy walk from the train station and the main tourist attractions in Florence. Since the bathrooms even at museums are not so great, it was a super convenient location. The staff gave us a map and tips on which places we should be sure to visit, making a positive impact on our visit. It was the only Italian hotel we stayed at that gave us shampoo, and it had all of the amenities including blow drier, towel warmer, bidet, etc. The breakfast was good. There is a roof deck! This hotel is not for everyone because (1) there were small mosquitos in the room that bit us at night. They gave us something that plugs into the wall that maybe would have gotten rid of these pests, but I don't know what it does or if it is healthy so we didn't use it. (2) The hotel is not handicapped accessible. We had to walk up a lot of stairs to our room. There is an elevator, but the first day we didn't have the code to access it, it is tiny, and did not work for one day because they couldn't get it fixed on a Sunday. (3) There is no 24 hour front desk. When we first arrived, we had no idea where to go and started to worry it might not really be a hotel. The room to store luggage and get keys is two huge flights us stairs up in an old mansion used for multiple purposes, and there is not enough signage to know where to go. At check in, we got a card with a phone number to call with issues, but there is not always someone on site.

This inn is steps from the Duomo and less than 10 minutes from the train station. The building is mixed use and the inn is on the upper floors. The staff were extremely friendly and helpful. Our room was spacious and clean.

A very strange entrance. Just a worn out wooden door with a piece of paper telling you to press the code to enter. Once inside it's a hallway filled with old dilapidated furniture. The lift brought us to a desk with an envelope containing my name and the room keys. No instructions on how to locate the room in this old medieval building. Not a very good first impression! The one good thing was the restaurant next door which seems to be affiliated with the hotel and the extremely close location to the Duomo.

Set on the top floor of a very old Florentine merchant's house, lovely old rooms and very comfortable. Afflicted with mosquitoes (both of us bitten overnight). Lighting in the room so low, it was impossible to read a book except in the bathroom and no public spaces for reading.Breakfast in next door restaurant by arrangement with hotel was OK but also in dim lighting... so dreary. On arrival no lift available and three floors up with bags... when he finally arrived, the receptionist gave us the key code for the tiny, ancient lift. Expensive for what it was.

The staff was amazing. Location was excellent, breakfast was really good. Sadly, the hotel is run down. Not like the photos, first impression is really old and broken couches in a bacement. The walls were very dirty, bathroom too. The linens were not great and it did not have any protective linens. It was only a one night stay so I tried not paying attention. Would not go again.

Simply fabulous!

We had a fabulous stay here. The rooms were so private, comfortable and quiet, spotless and great aircon for the hot Florence summer. Our host was so helpful with any advice or information we needed. Great breakfast included daily at the restaurant next door. Ideally positioned right in the centre of the Duomo area - quick walk to everything and the tram stop from the airport. There’s a lovely rooftop terrace where you can relax and listen the sound of the city and church bells…highly recommend this residence. We’ll be back!

Our stay was excellent. We had difficulty finding the property so I called the phone number. Andrei answered the call and literally guided us to the door. Room was very clean. Our room faced the courtyard and was very quiet. Toiletries were provided. We were given coupons for breakfast at the restaurant beside the property. It was a great start to the day. We had to check out early our last day. Andrei arranged for us to pick up a bagged breakfast the night before. The location of this property is excellent! Right around the corner from the Duomo. You can see the Medici chapel from the rooftop deck. Andrei was also very helpful in providing a map and identifying places we may want to see. We highly recommend this property!

The hotel was a very close walk from the train station, which was fantastic as Florence is not very easy to get around by vehicle. We arrived early and found the directions provided by staff to be very accurate and easy to follow. The hotel was well marked. We were able to leave our luggage at the hotel, and toured around Florence for a bit, but were able to check in early (around noon) as our room was ready. Andrea checked us in and was a wealth of knowledge. Provided lots of great recommendations as well as a map of the city. As with many “airbnb” style accommodations, staff was only present during the day, but was very clear in when they’d be on site and how to reach them after hours (which we didn’t need to do). We stayed in a double room, it had everything we needed, was very clean (and cleaned daily by staff while we were out), and spacious. Although it is in a very old building the room was up to date and comfortable. I had read a review prior to coming about there being bugs in some rooms, or in the beds, but we checked our bed thoroughly and the mattress was immaculate. Windows have no screens (as in all of the places we stayed in Italy), so I could see that bugs may be able to access the room that way by chance. The breakfast each morning was a great! Fantastic cappuccinos, lots of variety with hot and cold options, pastries and fruit. Overall a great stay!

Very large room located near a lot of the tourist attractions. Driving there and parking an absolute nightmare. The signage for the hotel is extremely small and finding the elevator from the street is useless as it requires a code to get in. No hot water one morning and no staff on site to rectify that.
