Ok stay

Food buffet was good but a bit disorganised. Bed is ok, room spacious. Clean. Hotel is very dated from outside but not as bad inside. Stay was fine really. Location is lovely and quiet and a 15min walk to haymarket

Unfriendly staff apart from one gentleman on reception. Rooms very tired and dated, very hot and the bed was very uncomfortable. Will never stay again

The hotel is due for a remodel, and is showing its age, but don't let that discourage you. The staff were great, and were always friendly, warm and welcoming. The room we had was fairly spacious and clean. The morning buffet didn't serve any surprises, but the food was decent, affordable and filled us up. Would stay again.

£380 one night total rip off

Can’t believe we paid £380 for a one night stay here no breakfast included. Room was small only two sockets in the room to use Walls paper thin so got no sleep Typical example of ripping people off because there was a gig on We stayed in Cardiff two weeks previously and the room was immaculate compared to this and only £120 including breakfast and yes there was a gig in Cardiff but we did not get robbed Would never stay here again

Uncomfortable beds, very basic

No access to rooms early. Came in off a red eye and requested early access to room if available. No response from hotel on email. Was able to check in bags to a secured room and comeback at 3pm First room was a double bed (booked 2 singles) Second room was given but beds were like sleeping on a box spring. Very uncomfortable and worn Happy to leave after 2 nights and find better accommodation for the same price Would not stay there or recommend to anyone 30min walk to downtown Edinburgh

We were on the top floor facing the reception area, the window didnt close properly and the was a constant loud noise (possibly something like an air conditioning unit). The curtains weren't fit for purpose as the walls sloped in. The shower wasn't very powerful. To me it felt like the reception area had been modernised but as soon as you walked through the door the accommodation that had been forgotten about, the lifts were tatty on missing buttons amd the rooms were poorly finished off.

Does the job ,but no frills

This is a basic hotel, clean and tidy. OK for a couple of nights. No food options other than breakfast which we didn't have so can't comment on that. The room was spacious and clean but no frills, ie no towel rails,toilet roll holder or wardrobe. Beds were very comfy however. This place is a bit out of the way but in a nice area about 15mins walk to the tram stop to get into the centre.

It's an older building, our room was next to supply room, so the stuff was walking, talking, moving things all the time, and we could hear every sound. Walking to the citi center, the Castle and the Royal Mile - at least 30 minutes, or even longer. (Definitely not 19 minutes, as they advertise) On a positive side - everyone we interacted with, was nice, friendly, and helpful. There is a path, just steps from the main entrance, on the other side of the parking lot, that leads to a nice little creek, and you can go for a lovely walk along the water, surrounded by greenery, away from the cars.

WORST HOTEL

I've traveled extensively and can confidently say this hotel stands out as the worst I've ever experienced. After a long day of travel, we arrived at 14:25 and politely requested to check in, only to be met with rudeness from the reception staff. We waited until 15:00, and it was only after we voiced our concerns again that we were handed off to a much friendlier colleague. Despite paying over £400 for a standard room over two nights, our experience was far from satisfactory. We were shocked to see that the average wait time to check in exceeded an hour, indicating a complete lack of concern from the staff. The hotel's condition was appalling, reminiscent of a cheap, rundown B&B. It felt tired, dirty, and neglected. Just walking past the restaurant was off-putting, and we didn't have the courage to order food during our stay. I've stayed in hostels that offer far better standards. Our bedroom was in dismal shape—mold everywhere, peeling silicone, a blocked toilet, and poor shower pressure. The carpet was so filthy that we could see bugs crawling around. We left feeling grimy and eager to get home for a proper wash. The manager should be embarrassed by these conditions, but it seems they prioritise profit over customer satisfaction and that’s just the way it is, the mistake is booking this hotel, expecting the place to match the price, please remember it is Edinburgh.

Good clean hotel

We walked to hotel from Waverley Rail station was 30 min walk. Get a taxi if got cases and bags. Lovely walk otherwise to Princes street. Can walk to town centre by side of river through Leith Gardens. Lovely walk. Hotel staff were quick to book us in. room was lovely, big, clean, tea coffee milk biscuits. Shower, hair and soap in bathroom. Shower curtain was spotlessly clean. Lovely big soft towels. We were overlooking the river which was nice. We had a very pretty lounge next to our room. Staff were very friendly and on hand for any questions or replenishment of room stuff. Didn’t have breakfast so cannot comment on that but smelt lovely when walking through main lobby. Would recommend this hotel, if able to walk okay but if unsteady on feet you would need to get a taxi ( plenty about) as hotel is down a very steep curvy road from main road to hotel at side of river.

Very dissatisfied

I’ve never been to a hotel where the rooms aren’t made up daily and the towels aren’t changed when left in shower. The overall state of the hotel was shabby. I never requested a disabled room which is what we got upon arrival. The price we paid should have included breakfast at least I’ve stayed in many hotels on buisines and this hotel was one of the worst I have been to .
