Our spacious 2,000 sq foot deck overlooks restaurant row, has views of downtown, has a 10’ wide Cowboy Pool & 65” TV, and is a great place for relaxing with a cup of coffee, afternoon cocktail, or grilling with friends. The patio also has Fast Wifi, Blackstone Outdoor Griddle + Traditional Grill, Hessaire Outdoor AC that can cool 1,000 sq feet, cornhole boards, a view of a lively street below and several downtown buildings.

We now have Propane Heaters and a Fire Table on the patio as well to make sure you can enjoy the outdoors even on chilly nights!

You will wake up in the ONLY Home on Barton Springs Road - The house is on a hill overlooking Austin Restaurants like Chuy's, Baby A's, The Picnic Food Truck Park, JuiceLand, and lots more!

You will have the entire home to yourself! The home has a unique setup that would be fun and memorable for a family or group of friends.

- Full Kitchen w/ all pots/pans, coffee maker, etc. + Dining Area & Smart TV
- First Living Room w/ Smart TV is the one in the pictures with the Hobbit Door - It has a Couch that turns into a very comfortable Queen Bed
- 3 Bedrooms
- Bedroom #1 - Queen Bed w/ large windows - view of 2,000 sq foot patio and downtown - there is also a work desk, dresser, closet, etc.
- Bedroom #2 - This room is our Son's (Baby J) - it has a twin bed with rails, a large play area with a ton of toys (room for a provided Queen Air Mattress, Pack N Play etc. if necessary)
* There is a Full Bathroom with 2 sinks, toilet, and bathtub/shower that is shared between these 2 rooms
- Bedroom 3 - This 2-story room is one of the more unique rooms you'll ever be in - 2 Sets of Twin Bunk Beds (4 Total Beds each with blackout curtains, personal fan, personal light, personal shelf, personal power plugs - each also has a window with views of Barton Springs Road and Downtown!) - this room also has 2 Living Rooms with Smart TVs - each couch can be slept on also, a Full Bathroom w/ Shower, Toilet, 2 Sinks down the hallway, and a private outdoor patio with picnic table and patio lights. It is a very unique setup but is perfect for a group of friends or siblings to enjoy.

This home has immense privacy because it is elevated above the road and surrounded by bamboo and trees....it is amazing to feel like you are in the country looking out some windows and seeing downtown through other windows!

In an effort to be good neighbors, please keep the outdoor volume reasonable after 10PM or move the fun indoors. We have noise monitors that don't record audio to help with this. We also have outdoor video cameras above the front door, driveway, and main patio - we don't review any footage unless there is an issue.....your privacy is important to us.

We are surrounded by a ton of greenery so unfortunately that means no matter how much we spray the home, a bug might sneak in to the home at some point.....if this is a deal breaker, it might be best to book somewhere else. Thanks for understanding.
