Escape to our modern rustic villa, nestled on 18 acres of beautiful landscape in Townsend, Tennessee. With 700 feet of private river access, you can enjoy fishing, swimming, tubing, or just relaxing by the water. Spread across the property are six unique homes, each with its own charm and character. Take in the lush greenery and towering trees as you stroll through the grounds, where you are welcome to visit our resident peacocks and friendly goats.
Our modern rustic villa boasts an open concept design, perfect for entertaining and spending time with loved ones. The spacious living room, game area, dining room, and fully equipped kitchen flow seamlessly together, providing ample space for your group to relax and enjoy. With 2 1/2 bathrooms and 4 bedrooms, there's plenty of room for everyone. The master bedroom features a luxurious king-sized bed and an adjacent twin bunk room for the little ones. An additional king bedroom and a bedroom with 2 queen beds offer comfortable accommodations for the rest of your group.
Step outside onto the screened-in porch, where you'll find a ping pong table and plenty of seating for everyone. Follow the path to the fire pit and charcoal grill, perfect for a summer cookout. And don't forget to soak your worries away in our 10-person hot tub, surrounded by the beauty of the Smoky Mountains. To ensure a peaceful and enjoyable stay for all guests, parties are strictly prohibited on the property. However, we welcome friends/family-style gatherings and get-togethers, as long as they are conducted in a respectful and considerate manner. We kindly ask that you refrain from any rowdy behavior or excessive noise that may disturb the tranquility of the surroundings or disrupt the enjoyment of other guests.

Please note that the Townsend Swinging Bridge is currently closed for repairs. The bridge is owned and maintained by the town and has been deemed unsafe for use.
Guests should plan to use the main road / driving routes for access to nearby areas.

To keep the home comfortable for all, parties, smoking, and vaping are not allowed. Monitors are in place to help us protect the space and respect neighborhood quiet hours. Parties strictly prohibited; violators face eviction, a $500 fine, and additional fees. Indoor smoking fined $1000 + ozone remediation cost; lost revenue may apply.
Security: For peace of mind, exterior cameras monitor only outdoor areas—never inside. It records video and audio.
Flexibility: Early check-in at 1pm (2 hours early) and/or late checkout at 12p (2 hours late) may be available for purchase for $100 for each occurrence. These fees are in place to ensure we maintain our sanitation standards for each guest within the tighter cleaning window. Please reach out to us at least 24 hours to see if we can coordinate.
Rental Agreement: To ensure a safe and enjoyable stay, guests may be asked to sign a short-term rental agreement after booking. This agreement covers standard terms such as house rules, occupancy limits, liability, and responsibility for damages.
Unauthorized Pet: $500 per pet + damages
Quiet Hours: 10:00 PM – 8:00 AM During quiet hours, please keep noise to a level that won't disturb neighboring properties. We simply ask that voices and music remain at a considerate volume.; failure to comply results in a one-night fine.
Liability & Insurance: Guests liable for damages; personal belongings insurance advised.
Service Animals: ADA service animals must adhere to guidelines; misrepresentation results in eviction.
Lost and found items: We will not be held responsible for any items left at the property or resort from the guest(s). As a courtesy, we can ship found items to address of choice for shipping +$30 service fee.
