This property was as described in the listing and photos. Very clean and the kitchen was large and well stocked. Fairly close walk to the pool and beach. Nice quiet neighborhood and we enjoyed our stay. My only complaint would be that there was only 1 towel and washcloth per bed/person and they were small (but the laundry set-up is nice). Also, no beach towels provided or any beach gear. Just be prepared to bring your own. I would recommend this property.

Rating Details: The property manager was adequately helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Beautiful home! Beautiful neighborhood, but would not stay again. Contacted by the management company several times, because of neighbors with no actual complaints. We follows all followed all rules and guidelines. We were not noisy and were more than respectful to all neighbors we encountered. We’re not even at the house much of the time. Loved the home itself, but would not recommend this neighborhood.

We loved the house and beach was only a short walk away. The beach is private so we had to walk way down the beach to sit down.

Noticed we had ant's and fruit flies on the 1st day throughout the stay. Also the upstairs queen bedroom has a leak in the roof that hadn't started to drip, but the sheetrock/tape was buldging.

Family get away

The house is beautiful and the kitchen is well stocked with everything you might need to prepare family meals. The porch is cute but a bit noisy with traffic passing by. The walk to the beach includes crossing a busy highway but there is a designated cross walk.

Grayton grateful- gorgeous

This home is beautiful and nicely appointed. If there was anything I would say it would be really nice if there was a cooler, cart and beach chairs there for renters. A couple of boxes of Kleenex would be nice too, but otherwise the place is absolutely awesome.

Grayton Beach

Based on a previous post, we were concerned about master bedroom mattress, but were pleased to report a nice sleeping mattress by Beautyrest. Beautifully maintained home, open concept with lots of space for family gatherings. Well-stocked kitchen with high end appliances, lovely spacious bathrooms. There are multiple security codes to keep handy at all times - tennis and pickleball, beach, house, pool, gate - all have different codes and they change.

We really enjoyed our stay at Grayton Grateful in Grayton Preserve. The home was very clean, well maintained, and clearly cared for. The appliances were top-notch, the air conditioning worked great (which is a must!), and there was plenty of hot water with strong water pressure.The kitchen was thoughtfully stocked with the basics, including both a Keurig and a standard drip coffee maker, which we appreciated. All of the beds were comfortable, and there were plenty of pillows and blankets for everyone.The walk to the beach was very manageable—about 0.3 miles according to my Apple Watch—and if you’re familiar with the neighborhood, you know how beautiful the dock trail is, which makes the walk even more enjoyable.One thing to keep in mind when booking: this home doesn’t include many “extras.” You’ll want to bring your own beach gear (wagon, chairs, umbrella, cooler), bikes, spices, and any other little conveniences you might like. We’ve stayed in other homes in this neighborhood that had some of those extras, so it’s just something to plan ahead for. That said, it didn’t take away from our stay at all—just be prepared.The only downside for us was the neighborhood pool. It was quite cold, even the heated one. We experienced this last year as well, so it seems consistent. It’s a bit of a bummer, especially for March stays, and something we’ll consider when booking in the future.Overall, we loved our stay. Grayton is always such a special place, and this fits the magic.

Amazing rental

This is a gorgeous house, just minutes walk to the beach! We had some plumbing issues the first night but they got a plumber out to fix it, and they were responsive to other issues. Very beautiful home with plenty of space for privacy for everyone. I would definitely come back this rental. It is built for entertaining! We cooked almost every meal, very well equipped. We walked to the beach every day. It was walking distance to The Creamery at Blue Mountain Beach and Blue Mountain beach access if you don’t feel like using the boardwalk that takes you to Grayton Beach in 7 minutes.

No beach access

Buyer be warned. While this neighborhood has its own private beach access (marked by public signs on trails off 30A), we were told this UNIT did not have a code. We would need to bike 2 miles to the closest public beach. What’s more - when I asked for an explanation from management on why this was not disclosed up front - no one ever even bothered to call me.

Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Upon arrival we found an ashtray full of ashes and the entire first floor smelled like smoke. We contacted the management company and they disputed our findings but they dropped off 2 cans of air freshener. 2 nights of not being able to sleep due to the smell and constant discussion with the management call line they sent a representative out who said “the house always smells like this”. She took the ashtray with her but no one from management would get back to us for any effort to correct the smoke smell in a “non-smoking” rental. Beware- the smell will be on all of your items when you leave.

Great Managment, issues with listing

The house is good and location is good. It is a long walk to the beach and a narrow boardwalk for beach carts.Knowing that, the location was good for us.The two issues we had were: The main bedroom mattress is horrible. That normally does not matter to me, but it was really bad - leaning down at the head of the bed and to the side. Had a feeling of rolling out of the bed. First night pillows were bad, but found another in the house to use. The other issue was the offer of Xplorie and the benefits. There was no benefit to us at all and I tried to use it. Their marketing worked since it helped me pick this home over another one. But, I won't rent another home that uses Xplorie as a gimmick to rent from them. It is misleading. I was not able to use any of the items that they claim to give you.It was frustrating enough that I won't support any house rental that uses it as a marketing gimmick. Including this house if they continue to use Xplorie gimmicky marketing. Otherwise I would certainly rent this house again and gladly work with Benchmark Property Management. (please replace the bed though!!)

Overall, I recommend this vacation rental. Reviewer Comments: Home, neighborhood and location were great. Loved the pool, pickle ball and easy beach access. The house was perfectly cleaned for our arrival. The kitchen was very well stocked. The screened porch was lovely and the gas fireplace was amazing for a morning read and coffee. The third floor deck offers a peek-a-boo view of the beach and water as well as being a terrific spot for stargazing. Couple of minor issues. There were only two wrist bands for the pickle ball courts and my first day inquiry for a couple more went unanswered by management company(fortunately, we were never asked to see them by anyone so the four of us were still able to use the courts without issue. I did not follow up after my initial request). Primary bedroom mattress was not great. Lastly, a very nice plumber arrived to do some work with an apologetic two minute heads up text and vm from management. It wasn’t a big problem but it is an example of another instance of poor communication from benchmark as the plumber indicated that it was a scheduled appointment. We were not there during a particularly busy week. I expected better communication. The positives still outweigh the negatives to the point that we would definitely stay here again. We certainly have found a favorite neighborhood after 13 years of visiting the area.

Easy 10 minute walk to the beach, which is a nice quiet area compared to other parts that are more congested. Nice community, just not much of a view of the water if that matters. The house was surface clean, but cobwebs were present on light fixtures and fans. There were no instructions at all for any appliance or special feature. Management company was non-responsive to a concern we had with water leaking in during rain. We would stay here again, with hopes there is improvement in manuals provided and more response from management.
