The hotel was very nice and the staff (Clair) greetef us with a smile and a welcoming attitude. Breakfast was great. I highly recommend this hotel to anyone as a diversion from one of tne big chains.
Good instructions for key pick up for early check-in. Room larger than expected. Bed very comfortable but could have done with plumper pillows. Bathroom a bit tired looking but was clean. Breakfast served next morning cooked breakfast available to order. Friendly owner and staff. Free wifi.
The young women who staffed the place were very friendly and helpful. The breakfast they put together was very good. unfortunately the owner has not kept this place up. The carpets throughout were filthy, peeling wallpaper in places, water stains on the ceilings, old hard mattress on the bed. The shower was moldy and there was other people's hair on the shower walls.....eeew. Obviously the shower had not been cleaned. I had to toss the blankets from the bed on the flooer be ause they were not clean...stained and had hair on them. This place was one of the worst we have ever stayed in for cleanliness and appearance.
My overnight stay in Belfast for Joan Baez Concert
I found it very good overall, and the female receptionist had a nice cheerful smile and was very friendly, I definitely would consider going back there should I return to Belfast any time in near future, the only thing which bothered me a little I found the single bed not that comfortable like it needed a new mattress,and also I felt a little warner in the room than I would have wished, but certainly I would consider going back there again, it was a very short stay, just the one night but the breakfast I enjoyed and found the staff again very considerate and attentive to any thing you might need. Yes I enjoyed my stay there. The cleanliness of the place was certainly good and it was easy to get a Taxi from there to the Concert I went to that night .
The people where very friendly and close to the city centre I would go back

Disappointing
Poorly maintained, for sale sign up outside, couldn't get in at check-in time without calling a number on a piece of paper on the door. Noisy, squeaky door room not well decorated. Wont stay there again. On the plus side the sheets and towels were clean, breakfast adequate.
I didn't expect much, since it's a "guest house" and not a hotel - I was pleasantly surprised how clean and cozy the room was. The staff was helpful, the breakfast was awesome and the location was perfect. Walking distance to everything we wanted to see.
We enjoyed our stay very much! Like being at home! Much better than hotel. Nice and calm!

If you like to walk its in a good location.
Upon our arrival we were greeted by a lovely lady. Our room was ready so she showed us up to our room. The room was suitable. It had a double bed (needs replacing) own ensuite. Didn't sleep ver well.
We were able to book for an extra night, which was great. Lovely breakfasts . Able to walk into city, also close to buses- were picked up outside hotel by bus for day tour.
Stairs - a bit of a hassle for older people with heavy bags.
Will be back for sure. Loved the stay and great value for money. Lorraine and the staff were attentive and very friendly. Will be back and recommend to our friends

Great Breakfast and Location
Staff was very courteous and helpful. Breakfast was excellent US B&Bs could learn much from their European counterparts. There were problems with lack of hot water and nonworking lights. Recommend you request not to be in room 5 - right by the shared bath and is noisy when you are trying to sleep.
Had potential to be lovely - beautiful house, great location - very disappointed. Clearly not been given fresh lick of paint in years. Bathroom was grim and not clean. Horrible lino on floor. Shabby furnishings. Hotel smelled bad. Needs to up its game.
Reasonably priced hostel with friendly staff. The bed was comfortable. The curtains were pretty dirty at the bottom and the comforter had stains on it. Shared bathroom. We removed it right away. Water cooker in the room for coffee and tea. Light above sink didn't work. No power outlets to charge our phones, glad I brought a power bank.
The room and bathroom are old and badly need a good clean and maintenance. The tv didn't work, the bed very old and uncomfortable and the carpets filthy.
Breakfast was good , staff friendly and parking was available on a side street. Very close to the Queens College and places to buy / eat food.
It is difficult for us to recommend this guesthouse as a place to stay.
we enjoyed seeing the college and visiting the local pubs and stores, all within walking distance..

Loved belfast. The guest house was a lovely victorian building. nice dining and living area. the bedrooms and bathrooms a bit dated and in need of refurb. otherwise clean and comfortable. Could do with shower gel in ensuits. breakfast was great. lots of choice. the staff were lovely and very friendly and helpful - couldn't do enough for you.
