My stay was great for the most part. The property needs a lot of updating and a good maintenance man to keep things up. Bathroom, many loose fixtures and needed updating. Sliding doors dirty and hard to open and close. Heater/air conditioner not very clean and had a bad smell. Coffee pot did not work, very frustrating as I intentionally look for rooms with coffee pots because I’m a coffee drinker, had to DoorDash coffee. Parking should be assigned to rooms, so that you don’t have to park in front of someone else’s room across the lot. A lot of machinery and excess stuff cluttering up back areas of property, making the view less than delightful. Staff was very friendly. Just needs a lot of updating and clean up that’s all. Area is great and it’s a pretty decent location. It’s a good price, but there are some better kept up properties in the same price range. I would stay again if need be.

Upon arrival into room, we found trash on the floor, the curtains were broken, the sheets were wet, along with a damp musty smell. Someone came up and told us it was fine with no resolution to our findings. So we checked out . The front us refused to give his name and told us to return the next day between 10 - 2 to take care of a refund. So on our last day of vacation, we came in and the “GM” told that he couldn’t help either. We stayed at the Hampton Inn instead and they told us that they receive the Sands guests all the time. Still waiting on refund. Terrible. Run from this place!!

Great for families and kids

Great location for kids and families. We walked to play mini golf and breakfast. The Cape Cod Inflatable Park and Wicked Waves Water Park are both a short drive away. We also biked the Cape Cod rail trail nearby. A great family getaway.

Bathroom shower was a bit dirty, rugs on floors felt damp. Host at check in was indifferent and had trouble communicating clearly. Our room was not ready at check in. Bathroom was not available for my kids or me to use while waiting. No towels available at indoor pool. Since we couldn't get into our room, there were no towels for kids to dry off.

What a horrible experience

If I could leave zero stars, I would. My stay at Cape Sands in Cape Cod was a complete disappointment. After driving several hours with high hopes for a relaxing weekend, I was instead met with subpar accommodations and management that clearly didn’t value guest experience. The room was outdated, poorly maintained, and not as advertised. There was a musty smell upon entering, and basic amenities were either broken or missing. Cleanliness was questionable at best. I’ve stayed at many budget-friendly places over the years, but this felt more like a neglected roadside stop than a beachside motel. The staff was inattentive and dismissive when I voiced my concerns. There was no effort to make things right or offer any kind of compensation. It honestly felt like once they had my payment, they couldn’t care less about the quality of my stay. Cape Cod is beautiful, but do yourself a favor and stay anywhere else. This place is not worth your money, time, or frustration.
