The house had a den as well as a living room/dining area. It had both a front and back balcony which were lovely to sit on and visit or enjoy the view and the breeze. The back of the house looked out on a marsh where there was lots of wildlife: deer and a wide variety of shore birds. The kitchen was well supplied with both dishes and cookware which was very helpful in cooking and eating our own meals. Being a second-row house we didn't have a direct path from the house onto the beach, but our beach access was only a short walk from the house. We had nine people in our group and the house was very comfortable and fit our needs well. We had great communication with our hosts, who were friendly and helpful.

Extended Family Summer Vacation

Laid back and relaxing vacation!The home was everything in the listing and much more! We enjoyed the large dinning room table with sitting for all of our family. We made several meals in the home and had everything we needed. The beach was quiet and enjoyable at all hours of the day and evening. This was our first visit to Holden Beach & can’t wait to visit again soon!

Nice house, great views

We have stayed in many different houses at Holden Beach and this one did not disappoint. We had a great view of the marsh and the ocean. The house was clean and well-stocked. There is some minor updating needed I.e. the couch throw pillows and the bedding in the bunk bed room but other than that the house was great. It was a little smaller than expected for our family of 7 adults and 1 kid which is the only reason we won’t be staying again. But overall, it was a great house that we enjoyed for the week!

Family Vacation

Beautiful house, however it was not clean to my standards. An inch of dust on every dresser, bathtub and vanities dirty. Refrigerator was not wiped out from last people. The house in general was great, perfect for our family, but I didnt want to clean on my vacation and I had to before we could use the bathrooms. I always check for bed bugs anywhere we stay instead of bugs I found stains on mattress pads that were disgusting like throw up. These houses take a beating with so many people, sand etc so you can’t expect it to be perfect, but for the price of a week it should be clean when you arrive and nothing should make you feel uneasy at the start of your vacation.

i can say anything bad about the actual house it was super clean and the decor was very nice . Some of the furniture on porches needed replaced . it had breath taking views of marsh and we enjoyed sitting in upper deck out back watching the deer . We actually loved the house we had 4 small children and it was hard walking back and forth to the beach access which was maybe a block across the street . we rented golf carts but you couldn't park them there so we dropped everything off and had to take the cart back . if you dont mind walkind to and from the beach its a great place to stay . the owner got back to me right away .We had a wonderful stay

Family vacation

Beautiful location! Loved looking out of the kitchen window, especially at sunrise and sunset. Perfect for our large family. Clean space and responsive host. We had 2 under 2 and wish we would’ve considered bringing a baby gate since the common area is upstairs; so here is your sign if you have infants! :) Would recommend & would stay again!

Beautiful and Comfortable House

We had a fantastic stay. The house was laid out well and was very comfortable. The private bathrooms make it a great place for family vacations. This was everything we expected and more with beautiful views of dolphins jumping in the ocean from the front porch and the tide coming in and out in the marsh from the back porch.

This property was very nice. Our only complaint was the musty smell on the 1st floor entrance area including the stained carpet on stairway. The odor did not go beyond the entrance. All the bedrooms were beautiful. We enjoyed staying here and felt safe.

Everything they said about the house was absolutely true

I and my family were so excited. This was the cleanest house we have ever stayed in. There was no sand and I mean no sand on the floors, bathrooms were spotless, as well as the kitchen. I loved the outside shower. My parents loved the view of the marsh and we all loved just sitting and viewing the marsh. We all felt like we were watching a nature show. We can't wait to stay there again.

Great Getaway!

Great second row location and we loved the marsh view! Loved the second floor and since there were only two of us, that's where we stayed. Master bath is awesome! The other bathrooms looked updated as well. Only recommendations to consider would be to replace the clothes dryer and remove carpet from lower level and steps. Wonderful time at Holden Beach as always. Only downside was our stay came to an end. But we will be back! Thanks! Jerry & Karalyn Beaudion

Amazing marsh views

Another beautiful weekend at Holden Beach. The beach access was not too far away. Roomy house with wonderful views out the back. Kitchen was furnished nicely. The dishwasher died during our stay, but the owner was responsive and will replace it soon. The only concern we had was the icemaker could not keep up with 7 adults that like ice in their drinks.

Great family trip

We really enjoyed our stay at Sandy Reef! The views are really amazing from the upstairs living/dining/kitchen area. We enjoyed family dinners in the large eating area and, like other guests, saw lots of wildlife in the marsh, including deer! It's also an easy walk to the beach.

Wonderful Summer Getaway!

Great last minute visit to Holden Beach. House was perfect for our family. Excellent location convenient to beach and amazing views (especially sunsets). Kitchen was well equipped so we could prepare meals and have more beach time. Owners were very responsive while booking and overall process was seamless. Would definitely visit again.

Family Beach Trip 2024

This was our best beach trip! House was perfect for us. Two minute easy walk and you’re on the beach!! We enjoyed the views from the front of the house and the back (where we enjoyed the best fireworks display). The kids loved seeing a mommy and baby deer come out each day and play in the marsh. Definitely recommend!!

Vacation getaway

This is a very nice home, overlooking the marsh and the intracoastal waterway. The beach is just across the street, an easy couple of minutes away. The main level with kitchen and dining, is actually the second floor. Has a result of use of the marsh and surrounding areas are fantastic. The hosts were very responsive and great to work with.

Spacious Home Perfect for Our Family of 11

Thank you for opening your lovely home for rent thru VRBO. We found the home to be very well kept and clean. Upstairs remodeled master BR was a hit for my son and his wife. My husband and i took the master on the lower level due to needing a king bed. The kitchen had most everything we needed - usually this is not the case! The only utensil lacking was a temperature gauge needed when making homemade ice cream and grilling. Well stocked otherwise! The extra small living room was a hit with our grandchildren as they could have their own little private space away from adults. So many reviewers commented on the deer viewing from the kitchen and this space certainly turned out to be a favorite for all! We loved the large windows open for viewing wildlife on the marsh! Additionally, the large farm table w/ 10 chairs was perfect for our family and well suited for the many card & board games we played. The owners were extremely responsive to all texts during our stay and very quick to provide solutions for several minor "hiccups". Access to the beach was an easy 5 minute or less walk. We thoroughly enjoyed our stay and would love to return if our funds provide! ;) Highly recommended!!

Perfect views & relaxing!

This was a wonderful house with breath taking views. We enjoyed sitting on the front porches, looking at the ocean, but even more, enjoyed the back decks, watching the dear play in the marsh. The house was great! Clean, well decorated, plenty of seating, comfortable beds, great location. Our family loved hanging out, playing games, cooking our meals & going for long walks. Would definitely recommend this house!
