Friendly and helpful people. I felt very welcomed and comfortable there. I highly recommend this hotel. The only surprise I got was that they would charge €40 if you arrived after 10 p.m. My flight was delayed, and I had to pay the extra €40 that was not specified in Expedia. It was more about Expedia's mistake than the hotel's. They showed me their policies. Also, Expedia had a picture of a washing machine. It was not true. So, I was kind of disappointed with two unexpected details.

The property is clean and very well located. Nice rooms and lovely kitchen. There is a brother and sister that run the property. The brother is absolutely lovely. The sister and and one of the staff persons is a complete nightmare. Unfriendly and unaccomodating. If the brother ran this place alone it would be perfect! Problems to be aware of were: 1. Limited staffing so you are on your own. 9AM-2AM Not quick to reply on what’s app. Needed an iron and never got a response. 2. As a result of the hours there is no real bag hold possibility after check out. 3. Definitely skip the breakfast. 4. They have a kitchen but even if you want to heat something the sister says “it’s not for customers.” 5. I had some personal issues while I was there and as compensation I travelled half the country and lugged back a great bottle of wine as a present to the sister and she ungratefully took the wine and continued to be rude. 6. She charged me 30-50 EXTRA euros for check in after hours when NO where on the reservation/rules did I see that! Worse is that it was a return visit so all they had to do was give me the keys (no checkin process required). Renter beware of these issues.

We LOVED our stay here. Was perfect for us. We did a long weekend and the room was in the courtyard and the AC was fantastic after a long day of walking in the heat! The bed was super comfortable and the shower had great pressure and the bathrooms are big!! Not your typical European room which we really loved. A bit more comfort!

Family stay with teenagers

Thank you for a wonderful stay Maria! We booked a family room, which was large, clean and comfortable with a great shower. Perfect location, we prefer to be just outside the busy areas, and the guesthouse was within easy walk to the sights, shops and restaurants of the city. We would definitely recommend and stay again.

We loved this place! Clean, safe and convenient to sites. Maria was very accommodating and friendly- she made sure we had a safe and reliable transfer from the airport to Rome and from Rome to the sea port. Overall highly recommended and an excellent place to stay while in Rome!

First the tourist tax says 6 euros pp per night however she charged us 7 euros pp per night. Even though it clearly states that on website. It cost us an extra 10 euros. Then the website says laundry. It does not say laundry available for a charge. However when we asked about laundry she says we had to go to a laundry mat. We walked two blocked to her suggestion and they turned us away as they were too busy. We walked back And she said oh well you will have to go to another one we said we wouldn’t have booked here if there wasn’t laundry as we based our 23 day trip exactly where laundry would be. Anyways she then charged us 30 euros to do a few items of clothing. So now we were out 40 euros we also didn’t get gold Upgrade as promised by expedi Other that the place was clean and modern and great location. Just a bad taste is our mouth. False advertising and extra euros.

This is a lovely boutique hotel run by the most lovely people. You are close enough to all the tourist sites across the river, but in a quiet residential area where you can feel more like a local in the excellent restaurants and bars nearby. We stayed in the superior room, which was beautifully appointed with a very comfortable bed and more than sufficient space for yoga after a morning run along the river to work off all the gelato and pasta. The hotel operators are amazing people who have the best recommendations for restaurants nearby and Christy also runs excellent walking tours. They can also arrange for airport transfers at a very reasonable price. I would not hesitate to stay here again.

The room we stayed in had a shared common space (i.e. kitchen, sofa, fridge) and it was located in the basement. If we would have known we would have not booked. It was quite loud as you could hear the other room across the shared space. The location was not on a busy street and out of the city which required a lot of walking.

Great place

First time traveling to Europe. Maria (the owner) was very helpful with making sure has transportation. Very modern rooms, maid service each morning. Not sure if all rooms have it, but mine did have a washer which was super nice. Great neighborhood- walking distance to everything.
