The Neighborhood:

Located in a quiet residential area of Port Arthur, this home offers a peaceful neighborhood feel with easy access to local restaurants, grocery stores, and main roads around the city. The area is known for its spacious lots, mature oak trees, and relaxed atmosphere, making it a great place to unwind while still staying conveniently connected to nearby attractions and essentials.



Other Things to Note:

• Pet-Friendly: House-trained pets are welcome with a $150 fee per pet. Register your pets and clean up after them, especially in the backyard.

• No Parties/Large Gatherings: Only registered guests are allowed. Contact us if you have any queries or need clarification before booking.

• Additional Fees: From the sixth guest onwards, a $39 fee per guest per night applies. The fourth bedroom opens for groups of 8+ guests.

• Entertainment: Smart TVs with streaming apps are available. We'll sign out of your accounts if you forget to do so.

• No Indoor Smoking: A $500 fine applies for violations. Smoke outdoors and dispose of cigarette butts properly.

• Hot Tub: The hot tub is serviced twice a week. Since the hot tub is outdoors, it is possible for leaves or natural debris to accumulate between service visits, despite regular maintenance.

• Landscaping: Is done once a week.

• Security Cameras: Two cameras are installed outside for security, none inside.

• House Rule Violations: Can result in reservation cancellation, no refunds, and loss of deposit.

• Pest Control: Pest control service is monthly. Contact us if you encounter bugs. You might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors. These bugs are not harmful, and we promptly remove them if notified.

• Wifi: High-speed wifi is available; no cable.



NO WEAPONS POLICY

Weapons of any kind are strictly prohibited on the property, including firearms, ammunition, air guns, tasers, and explosives.

Bringing, storing, or using any weapon on the property will result in immediate cancellation of the reservation without a refund and may be reported to us and the specific platform you're booking through and local authorities.
