This cosy Norfolk barn conversion offers single storey living with additional relaxing area on the mezzanine level for additional comfort. wonderfully peaceful rural location is perfect for quiet breaks. You can enjoy views across the fields from the very well enclosed enclosed garden. Hickling Broad is one mile away and the coast is a short 10 minute drive.

Kitchen
Modern fitted kitchen with electric oven and hob, integrated dishwasher, fridge and freezer. There is a microwave, toaster and kettle too.

Open plan Lounge/Diner
Luxury corner sofa for ultimate comfort. There is a dining table for four, coffee table and flat screen Smart TV for guest enjoyment. There is a door leading to the outside patio and grassed areas. There is a cupboard in the hallway which houses a washing machine for guests to use.

Kingsize metal bed and views over the fields. There are bedside tables with lamps and large built in wardrobe for plenty of storage.

Wonderful stay

It was a lovely stay in Boundary Lodge. The location was perfect for beautiful country walks from the door. Picturesque views from the garden. The garden was fully enclosed with high fencing to keep our four gorgeous runners (greyhounds) safe. Local amenities in close proximity. Welcome pack was a lovely treat. Catered well for four dogs.

Wonderful holiday

Boundary Lodge was a wonderful property - clean, comfy, well-equipped, perfect for our children and dogs. It was peaceful and calm. Location-wise - ideal for getting to the Norfolk beaches (15 min drive), and for exploring the Broads (30 mins). We had wonderful weather and feel that the only thing missing from this property was an outside table and chairs set so we could all sit out and enjoy the surroundings and the sun. Other than that, a perfect place!

short break with my 5 dogs in super cosy cottage. They loved the underfloor heating and the garden.

Lovely cottage well appointed, with fab garden for the dogs. Shame about the weather as wet walks in the surrounding area and the tide was often "in" when it was walk time, due to other commitments, but when the sun finally came out it was stunning. Love the area and will be back..

Perfect stay in this cosy cottage!

We felt relaxed as soon as we opened the gate into the large secure garden. The cottage is very well equipped and was nice and cosy. Our dog loved the big, safe garden and we all enjoyed the treats in the welcome pack. Amazing walks from the cottage itself and only a short drive to the beach where we saw loads of seals and their pups. A perfect long weekend away. Can’t recommend highly enough!

A lovely relaxing week

We have just returned from a lovely week at Boundary Lodge. We found the cottage to be very clean, comfortable and well equipped (although the controls on the hob took a bit of getting used to ) The location was lovely with the Broad, nature reserve and two pubs near by. Plus 4 lovely beaches all within 5 miles. The garden had a lovely tree in it which gave plenty of shade even on the hottest days.

A lovely few days!

Lovely lodge with everything you could need for a trip away with your dog. Dogs loved the underfloor heating. Lovely secure garden with lovely high fences meant we could relax with out worrying about the dogs.

Perfect dog friendly stay

Everything about our stay was wonderful - Boundary Lodge is not just the perfect base for exploring Norfolk but a really lovely, comfortable house to be in as well. Everything we needed was there, the extra touches were so thoughtful and the owners were incredibly accommodating and generous. The location is excellent and we had lots of lovely adventures all within an hours drive. Wish we were still there! Would highly recommend Boundary Lodge specifically and East Ruston Cottages in general.

Restful Break

Lovely property in a peaceful location. Secure garden for the dogs. The welcome pack was excellent and the dogs enjoyed the homemade treats. Plenty to do and see in surrounding area. Our third stay in an ERC property and hopefully not our last.

Amazing Accommodation

Boundary Lodge is fantastic; truly dog friendly and within a short drive of many stunning beaches. Underfloor heating made our stay in November cosy and comfortable and the welcome pack for us and our dog was great. The setting is peaceful with lovely views and the garden is well fenced and totally secure so dogs can enjoy their freedom.We have already recommended it as a wonderful holiday destination and we are looking forward to coming back next year!

Lovely relaxing stay

We very much enjoyed Boundary Lodge. Comfy sofa and bed, underfloor heating was cosy. A few spiders webs but to be expected in a rural environment. We met Stephen the owner who was very friendly and keen to make sure everything was OK. Lovely welcome goodies. ☺ The garden was great for our whippet, very secure. A very enjoyable peaceful stay.

Holiday Heaven

We have had a wonderful week in sunny Sutton. We were very blessed with the weather and the dogs enjoyed the garden. The neighbours were very friendly and their gardens were a beautiful bonus. Owners were lovely and very courteous. This was our fourth visit to an ERC property and apart from gas guns over the first 24 hours (one of our dogs is frightened of these), it was a perfect stay and the best ERC property so far.

A lovely cottage in a peaceful setting.

We were very comfortable in Boundary Lodge. It is beautifully furnished and well equipped and the seating areas and the beds were super comfy. Good sized bathroom with excellent walk-in shower. The underfloor heating was greatly appreciated by our very elderly dog who made himself cosy on the warmest spots. The garden is great for dogs, not huge but very securely fenced with a grassed area quite big enough for our small dog to chase his ball. Just a short drive to the dog friendly beaches and a very peaceful setting.

Our 2nd time using ERC we are hoping to make a 3rd.Whats not to love.Boundary Lodge has a fantastic secure big garden so we could relax knowing our little escape artists and super reactive spaniels were safe.We had a short 3 night stay wish it could have been longer.Very comfortable and clean property. Boundary Lodge

So pleased that we selected this cosy holiday home for us and three greyhounds. It was large enough for them to stretch out on the floor. Large Windows to enable them to eye up the birds and squirrels. A really secure garden with a big patio and shady trees. Not overlooked by any neighbours. Beautiful views across farmlands. Very friendly owners provided a lovely welcome pack of goodies for hounds and humans. Have rebooked for another visit.

Perfect get away

Lovely location, near enough to Stalham for supermarket shop plus other essential items from the town. Short drive to empty beaches for freedom walks. The description says secure garden and that is precisely what you get, fully enclosed so that Jack Russells can’t escape through gaps in the fence, tall fencing so that the retired police dog doesn’t feel the need to remember her fence climbing skills! Fields to look over and spot the deer/rabbits. Peaceful and relaxing Excellent neighbours, so friendly you felt that you’d been there for years rather than days.

Wonderful lodge to stay with your four legged family members

Our first experience of taking our reactive dogs on holiday and it was made so easy for us. The great information provided about dog fields and dog friendly beaches was so useful and we used the dog field at Bannington twice. The lodge itself was spotless and provided everything we needed for ourselves and our dogs. It really was like home from home. Our only regret was not being able to utilise the upper floor facilities due to mobility issues but is nonetheless ideal for other holidaymakers. The garden was great and very secure but we did miss our dogflap as our dogs loved sniffing round the tree where the squirrels were and we were up and down like yo yos L.O.L. The welcome pack was fantastic but sadly for us, largely unusable as we follow a plant based diet being vegan. If i had a suggestion it would be to perhaps check this at the time of booking so that food is not wasted. Overall we loved everything about the lodge and would definitely recommend it to other holidaymakers with reactive dogs.

Boundary Lodge

We had a very enjoyable stay in Boundary Lodge. The garden was secure and large enough for our dog to play in. The house itself was spotless and comfortable. There were one or two things which were missing which would have made it even more welcoming (especially for dog friendly properties) ie dog beds, poo bags, but we had brought our own so not a major problem. The biggest drawback for this property was the lack of walking from the doorstep. The only walks were along a country lane which was quite busy when we tried to walk along it. One local cyclist commented that it was like the M25! (It may have been because it was a Bank Holiday). However, all things considered, we had a nice holiday.
