The Space:

This 5,400 sq. ft. luxury Mediterranean beach home has 9 bedrooms that sleep up to 36 guests and is in the exclusive coastal community of Frangista Beach. Aegean is just a 3 minute stroll to a private beach access. Situated on a corner lot this home boasts a superior summer kitchen surrounded by an elegant custom pool. Guest have the enjoyment of a beautiful pool to lounge around and the private beach access is just a short stroll away! Venture to the beach and enjoy your beach chair set ups during the summer months.
Aegean has a beautiful 17 x 30 ft. swimming pool with LED lighting, water features and an overflow spa! This large private pool features a shallow island perfect for small children. Located on the pool deck is an outdoor summer kitchen with natural gas grill, 2 mini-fridges, a stand-alone icemaker, sink and cabinet space. Between the pool and summer kitchen is a large mounted flat screen TV which is perfect for watching the big game or your favorite TV shows. There is plenty of outdoor seating for relaxing poolside in the Florida sun.
The mahogany French doors open up to a grand living space with 14-foot ceilings, comfortable seating and light streaming in from the private pool area. Near the living room is the fully furnished gourmet kitchen with its two refrigerators, two stoves, two dishwashers, and custom wood cabinets. This roomy and well-designed kitchen with an island for food preparation will meet all of your cooking needs. Beside the kitchen is the over-sized dining table that seats 10 along with the breakfast bar that seats 6. The rest of the group can dine pool side under cover at the outdoor dining table. Seating will never be an issue here!
On the second floor there are three spacious king suites; two of them have with their own custom decorations and private bathroom. One king suite has a set of custom built twin bunks. Between the two king suites and the bunk room is a custom built bunk nook. The large 6 bed bunk room is custom built with plenty of light streaming in from outside and the room has its own private bath. The beautiful game room is decorated with a nautical style with a balcony overlooking the pool.
On the third floor is a hallway connecting the five suites together. The first two king suites feature a set of twin bunks and their own private baths. Each king suite on this floor is decorated in warm colors and have plenty of windows allowing for the comfort of the Florida sunshine to enter the room. Back into the main hallway is the entrance to the third floor balcony. This large balcony with its amazing aerial view is the perfect spot to enjoy the sunset in paradise.
The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation. It spans the equivalent of approximately 4 blocks. The neighborhood has a 400 yard private beach which you must have a code to access. This home is within walking distance of a coffee shop, deli, Dairy Queen, a beach gear shop and local favorite beach front seafood restaurants, Pompano Joe's and Whales Tale. Frangista Beach is also home to Emerald Coast Wine Cellars where you can sample and purchase wines made exclusively in Florida. A large Winn-Dixie grocery store is 1.5 miles to the east and beside it you will find the largest designer outlet mall in the Southeast, Silver Sands Premium Outlet.
* This home only rents Sunday to Sunday during Summer months, and rents only Saturday to Saturday during Spring Break
* College/Student groups are not allowed. A maximum of 15 guests permitted with groups of singles or young adults that are 25 years of age and older. All renters must be 25 and older, with the exception of children and families.
* Parking for 6 Vehicles. No RV's, Boats, Trailers, Campers permitted. No Street/Grass Parking per HOA.
* Per HOA, Tents or Canopies are NOT allowed on the Private Beach.

Pool Heat - From October 1st - May 1st, the private pool/spa can be heated for an additional $100/day or $100/week. (Pool heat must be purchased for the entire stay. Must purchase pool heat for spa to be heated. The spa does not operate like a stand alone hot tub. The spa will only reach the same temperature as the pool, 86 Degrees Max. Outside of the dates spa cannot be heated.)
Margarita Machines - Beach Reunion is proud to partner with Firefighter Margaritas, and offer the rental (for an additional cost during your stay) of a commercial frozen drink machine (margarita machine) which produces beverages usually only found in restaurants and bars. These popular machines allow you to enjoy your favorite frozen drinks and/or virgin slushies pool side or while lounging on the beach. They are the perfect addition to family vacations, weddings, business retreats, golf outings, fishing trips, church groups or any other type of gathering. Seasonal Beach Chair Service - Our complimentary seasonal beach service is offered annually for our Summer months, from mid May - mid August. This includes 4 chairs and 2 umbrellas set up daily on the beach from 9am-5pm.

Guest Access:
Guests have full access to the home! About 3 to 5 days prior to guests arrival date an email for check-in will be sent to the email address on file. The email will contain everything about the home and information needed during your stay. All homes are keyless entry with a code made specific for each guest. All homes are self check-in. Standard check in time is at 3pm. We ask that guests do not attempt to go to the property unless given access before 3pm.

Frangista Beach has a rich history that began when a family from Greece built a small motel and, subsequently, a little white Synagogue (which still stands to this day). Many brides are married on the Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year.
