it is a warn out property fairly priced. No A/C. The room never cooled. Fans made sleep possible. A good breakfast and a good staff. You will not hanf out in your room - too uncomfortable.
I booked a room with a shared bathroom because I wasn't certain I was going to be able to occupy the room. It was very reasonably priced. The room is in a very old house which has been made in a hotel (of sorts). The room smelled because the only window was high and adjoined a foyer which was enclosed. Fresh air was in short supply! The bedroom walls were very dirty; someone had put dirty feet on them. It wouldn't have taken a lot of effort to clean off the dirty marks. No one bothered. The bathroom was okay and had hot water for showering.
We stayed at Santa Rosa for 1 night. Our room was very spacious, clean and cozy with tons of natural light and a lovely view of a main street. The private bathroom was clean. The bed and pillows were wonderfully comfortable (a rarity in Peru as our 3 other guesthouses had terribly hard beds and bad pillows). The staff was very friendly and helpful. The location was great for exploring all the interesting spots in Lima, and just one block from the main square. This came with a drawback, though, as the street Santa Rosa is on is VERY noisy well into the evening, especially on weekends. Our room overlooked this street and was very noisy even with all the windows closed. Luckily by 11pm things quieted down considerably. Overall, I'd definitely recommend Santa Rosa, but make sure to pack earplugs.
