House Rules & Policies
1. Booking & Registration Requirements
Age Requirement: Primary guest must be at least 25 years of age to book and stay.
Mandatory Pre-Registration: A pre-registration form is required by the HOA/Community for access. A link will be sent post-booking. Note: Your reservation is not finalized, and gate access will not be granted, until this form is completed.
Last-Minute Bookings: Bookings made within 48 hours of arrival incur a $100 community rush-registration fee.
Check-in/out: Check-in is at 4:00 PM; Check-out is at 10:00 AM.
2. Guest & Visitor Policy
Registered Guests Only: Only the individuals listed on the pre-registration form are permitted on the property.
Visitors: A maximum of two (2) visitors are allowed during the stay. The Host must be notified 24 hours in advance to authorize gate access. Unannounced visitors or parties are strictly prohibited and will result in immediate termination of the stay.
Amenity Passes: Failure to return all nine (9) guest passes will result in a replacement fee of $100.
3. Property Standards & Care
Allergy-Friendly/No Pets: This is a strictly pet-free, allergy-friendly home. No pets are permitted.
Smoke-Free Environment: No smoking/vaping inside the home or within 50 feet of the property.
Trash Disposal: All trash must be disposed of at the designated community trash site. Never leave trash outside the unit. Trash left behind will result in a $50 removal fee.
Amenities: Community amenities (pools, etc.) vary by season/weather. Guests are responsible for any individual admission fees or purchases made on-site.
4. Safety & Liability
1-Hour Inspection: Guests must inspect the home upon arrival and report any cleanliness or maintenance issues via the Airbnb app within 1 hour. Issues reported after checkout will not be eligible for compensation.
Re-Entry & Lost Items: Conduct a final sweep for belongings before checkout. We cannot grant unscheduled re-entry once the reservation has ended. Shipping for lost items is available for the cost of postage plus a $25 handling fee.
Compliance: Guests agree to follow all HOA and Community rules. Guests are financially responsible for any noise complaints, fines, or penalties incurred during their stay.
Other Things to Note:
1. Community Access: We are located in a secure, gated community. Keypad entry and gate access are only granted after HOA registration approval. Please ensure your pre-registration form is submitted immediately after booking to avoid access delays.
2. Amenities & Admissions: Access to community amenities (pools, etc.) is subject to seasonal hours and weather conditions. Please note that guests are responsible for individual admission fees or on-site purchases.
3. Guest Passes: You will be provided with nine (9) guest passes for your stay. Please keep these secure; a $100 replacement fee applies for any lost or unreturned passes.

Pest Control & Insects: We maintain a professional pest control schedule; however, in a wooded setting, it is possible to encounter insects (such as ants, spiders, or beetles) inside or outside the home. Encountering nature is not a grounds for a refund, as complete elimination is not possible in this environment.
Wildlife Awareness: You may encounter local wildlife (deer, raccoons, etc.). For your safety and to protect the animals, all food must be stored securely, and trash must be disposed of immediately in the designated community bins.
Pro-Tips for Your Comfort: To make the most of your stay, we highly recommend bringing insect repellent and appropriate outdoor footwear/clothing for exploring the wooded surroundings.
Environmental Stewardship: We are committed to preserving our beautiful landscape. We kindly ask that you follow all recycling and waste disposal guidelines provided in our Guest Guide.
Winter Weather & Snow Removal Policy:
To ensure your safety and access during the winter months, please take note of our snowfall protocols:
Light Snowfall (3 Inches or Less): In the event of minor snowfall (3` or less), guests are responsible for clearing the deck and walkways to their comfort level. For your convenience, a snow shovel and a bucket of salt are located on the back deck near the kitchen door.
Significant Snowfall (4+ Inches): Our professional snow removal service is automatically deployed when accumulation exceeds 4 inches. They will clear the driveway, main walkways, and the deck.
