The Space
• Cozy single family cabin, approximately 900 sqft.
• Bedroom 1: Queen bed, dresser, closet, night stands with storage and a desk.
• Bedroom 2: Queen bed, closet, room for a pack n play crib (provided)
(note: one bed is on the high side)
• Bathroom: Single vanity and tub/shower combo.
• Living room: Leather sofa and chairs plus large Smart TV with Roku and DVD player. Super cozy cabin vibes!
• Laundry closet: Stackable washer/dryer with detergent and dryer sheets provided.
• Kitchen: Fully stocked with everything you need to cook and serve a meal. Regular drip coffee maker and Keurig plus Chemex, pour over cone and French press. **There is not a dishwasher.
• Dining room: Table with seating for four plus a gas fireplace for warmth and ambiance. This room has large windows and a ton of natural light so is a great spot to work from.
• Please note that the only pets we accept are dogs, no other pets are permitted.
OUTDOOR AREA:
• Deck with an outdoor sectional, bistro table with two chairs and gas grill.

• Off-street parking with room for 3 cars. No height restriction on vehicles, possible to park a trailer.
This property will be decorated for Christmas! Decorations will feature a Christmas tree, mantel decorations and stockings.
LOCATION:
• Fairplay is an authentic, undiscovered mountain-town.
• Access to everything you could want to do in Colorado with 14,000 foot peaks as our backdrop.
• Fairplay has a cute cafe, grocery store, liquor store, coffee shops, lunch and dinner options, two breweries, a distillery, several shops and a cute downtown area plus other basic amenities and real historical charm.
• Hiking and biking trails are all around the area.
• Antero Reservoir is only a 30 minute drive away.
• Have and off-roading vehicle? There are lots of roads to explore in the area that can take you to excellent views, remote locations and even ghost towns.
• Head to Buena Vista and check out the Arkansas River, only 40 minutes away. In the summer this area is a rafting haven between Buena Vista and Salida.
The cabin and the town are not perfect and come with quirky charm like uneven floors, a low ceiling beam, and chilly floors. Town is not polished- in a good way.
PROVIDED ITEMS:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

Other Things To Note
» The minimum age of the primary renter must be 21.
» We allow one or two well-behaved dogs. No other kinds pets are permitted. We expect you to be a responsible dog owner; please pick up after your dog(s) and do not leave them unattended. Fees may be incurred for any excess cleanup or damages.
» Guests are responsible for being aware of the Ski Area lift and terrain statuses, opening and closing dates.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» This house is located at an elevation of approximately 10,000ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Fairplay has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
