Spacious and modern comforts on a southwest ranch

Summary:
We offer our 4 bedroom, 3 bathroom Adobe House, as your getaway base on our small family ranch. The historic-looking exterior contains modern amenities like Cal-King Tuft & Needle beds, and a Viking 6 burner stove. There is room to “work-from-where you are”, while others enjoy another interior area or sit outside on 1 of 2 covered patios.

Our property (Horse Feathers Ranch) is ~15 acres. It is a rural area with both West Sedona and Cottonwood only ~15 driving minutes away and wineries closer.

The Space:
Whether you have a jam-packed adventure planned or just need to get-away, this Adobe House provides a base to relax away from it all, and enjoy some down time with friends or family on our property. Our 4 bedroom 3 bathroom house in the Adobe architecture style has a ranch layout, which means guests usually enter through one of many doors or via the 3 car garage.

It is recommended that guests park in the three car attached garage for the Adobe House. Additional outside parking can be designated if there are more than three cars. Oversized vehicle parking (including RV-sized vehicles or trailers) may be able to be accommodated with advance notice.

We are in a rural area, but still have wireless internet service (150/15) available and the house television comes equipped with a Netflix subscription accessed via the Roku service. Prime Video and Pandora access is available via Roku, so you can link into your personal subscription. Weather, PBS and PBS Kids are on the selection menu too. WiFi network access information will be provided in welcome communication prior to check-in.

The main activity room contains picturesque floor-to-ceiling windows to take in nature while relaxing inside. This room contains a library of books, some easy puzzles, and games to try. If you wish, there are expansive meadow views accessible via this main activity room and the kitchen. The view overlooks the meadows growing areas of the ranch as well as the adjacent tree-lined Arizona Game and Fish property. With the immediate proximity of the Bubbling Ponds preserve, colorful birds can be found seasonally around the house and the local area has been noted by the Northern Arizona Audubon Society that helps maintain viewing platforms in the nearby sanctuary.

To meet "work-from-wherever" needs, two bedrooms contain small desks. The house layout also allows for working in one area, while giving the rest of the group space to enjoy themselves in another area.

If dining in is your interest, the Adobe House provides a Viking 6 burner range with a full oven and a warming oven for your indoor chef as well as a propane BBQ for your outdoor grill expert. While not a full kitchen set-up, there are basic pots, pans, oven dishes, bowl, and other secondary appliances like microwave and toaster. Plates, cups, and utensils are stocked to serve ~16 place settings. A dishwasher helps with clean-up. There is a dedicated laundry room with clothes washer/dryer is available as well. This laundry room contains an iron and ironing board for those special occasions.

For sleeping arrangements, there are four bedrooms. The master bedroom is on the ground floor with a large dedicated full bathroom containing walk-in closet. It is also equipped with both toilet and bidet. There is a meadow-facing bedroom nearby the master bedroom with a bathroom next door. Closer to the action of the dining room and kitchen, there are two other bedrooms. One bedroom faces a mesquite tree grove and other bedroom faces a lawn. These grove and lawn facing bedrooms share access to a bathroom only one door away. Cal-King Tuft & Needle mattresses are in each bedroom. Pillows and linens are provided. There are also bed-side plugs and USB-ports for nightly recharge of your devices. Every guest bedroom contains wash, hand, and body towels. Basic CO Bigelow toiletries (shampoo, conditioner, soap, and body lotion) are provided.

In the event that you need items for very small guests such as a pack and play crib, high chair, extra towels or throw blankets, these can be usually made available upon request. Please note that we try to use removable outlet covers on all outlets near floor level.

When your stay is confirmed, you will receive a welcome packet to help with your planning.

* Check-out is 10 am.

Late check out and early check-in can be requested. Luggage drop-off may be available if early check-in cannot be accommodated upon request. If you will be arriving after dark, please let us know if we can leave lights on inside to help you more easily spot the house. It gets dark out here!

Guest Access:
The whole house is available and contains a dedicated laundry room. A house map provided in the welcome packet shows the common areas and also designates some utility or storage closets to be avoided.

For those guests with limited mobility, the house is a single story, but there are a few areas with limited stairs or surface changes (like from tile to wood flooring) to be aware of when moving around. Uneven ground is present outside with limited pavement on property.

The Neighborhood:
Horse Feathers Ranch provides you with a base station for quite a few other adventures beyond the "standard" Sedona experience. As we are centrally located within the Verde Valley, hiking and historic sights (and much more) are all available within a short drive.

We are a:

* ~5 minute drive to four local wineries and the Page Springs Fish Hatchery

* ~15 minute drive from the start of the Sedona sights and hikes

* ~15 minute drive to Old Town Cottonwood and their historic downtown

* ~30 minute drive from the Village of Oak Creek sights and hikes

* ~35 minute drive from the Camp Verde area and hikes

* ~45 minutes to the historic mining town of Jerome

* ~60 minutes to Prescott Valley or Payson (but note different directions)

* ~75 minutes to downtown Prescott

* ~75 minutes to downtown Flagstaff

Getting Around:
The route to Horse Feathers Ranch involves a drive on Page Springs Road, which is the first Scenic / Historic Road named in Yavapai County, and next to the Page Springs Fish Hatchery.

Please note there is little public transportation and ride share or taxi options are very limited in the Sedona and entire Verde Valley area

Other Things to Note:
What sets the Rental Property apart from other short-term rentals is that it is part of a small, living, breathing ranch. We encourage you to explore and enjoy the ranch grounds. The Adobe House is part of Horse Feathers Ranch, which comprises of ~15 acres that can be experienced by guests.

We ask that you refrain from entering those areas restricted to ranch staff. Likewise, please note that there may be ranch hands and other staff onsite during the day. Typical ranch working hours are _7:00 am_ to _6 pm_, daily. You are welcome to interact with ranch staff, although please recognize that their chief responsibility is to ensure the safe operation of the ranch (including the health and care of its animals).

Due to our rural location, you may seasonally find javelina, deer, elk, rabbits, coyote, and other animals common to the Verde Valley region of Arizona in the morning and evening hours. Please remember to keep your distance.

The Adobe House on Horse Feathers Ranch is privately owned and the guest experience is managed separately by HFR Sedona. Owner is not responsible for any accidents, injuries, or illnesses that occur while on Horse Feathers Ranch.

Interaction with Guests:
We interact primarily via the reservation channel web site and via email once booked. For more urgent matters, we may text you or call the number listed with your reservation channel. We have no planned interactions on-property unless desired or in an emergency. We are not unfriendly, but we do understand that vacation has its own pace and itinerary!

Paradise in little town called Cornville

This was our first trip to Arizona. And I can't honestly remember how I happened upon this rental. I do know I was looking for something outside of Sedona. Our stay at the Adobe house was absolutely wonderful. We had a minor communication issue with Garett prior to arrival but that was all sorted out before we got to AZ. Getting to the house was pretty easy. Garett provided a lot of information and the GPS did not let us down. Accessing the garage code was simple. The house was immaculate. Very clean and obviously well taken care of. Beds are extremely comfortable. As much as I enjoyed every outing out to explore, my favorite place to be by dinner time was the front porch. The property is so calming. We had "Bud the Stud" (horse) in one pasture that kept an eye on us throughout our stay and the peafowl (peacocks) to the rear who kept us laughing with their Meowing. we also had a visiting coyote and I finally got see Javalina's! There were many birds migrating during this time and the farm hands kept the bird feeders full. So a lot of bird activity. ALSO, the property is an easy walk to the Bubbling Ponds fish hatchery that has an easy walk around the hatchery and lots of areas for bird watching. The windows in the house give such a lovely projection to paradise. So many windows! We used the grill a few nights for meals. the kitchen is well stocked. we added a few more spices to the collection.Check out G's Burgers! Best burger ever! Will return to Adobe house!!!!!

Wonderful Property

We were 3 adult couples spending a long weekend in the Sedona/Cottonwood area. This property was perfect-4 bedrooms, 3 baths gave everyone privacy while allowing us to all be together. It’s a beautiful, quiet area but not a far drive from anything. Kitchen is well appointed. A good supply of basic things-soap, spices, etc. The beds were comfortable. Dining room table seats 8–perfect for dining and playing cards and games in the evening. We brought our own games but they provided a host of different games and puzzles to keep you entertained. The house is well lit with lots of windows. There is great stargazing at night. It was a perfect weekend for us!

Perfect week near Sedona

Traveled from Tennessee with my three sons and one fiancée, with visits from my Tucson AZ girlfriend and my Colorado brother and his girlfriend.I can’t say enough good things about this property and its location. Clean, private, spacious, beautiful, comfortable interior spaces and amenities plus plenty of outdoor space to enjoy, next to and around the property. We hiked up the mesa behind the property and had 350 degree views of mountains, red rocks, and vineyards. We grilled and cooked in the open kitchen, and ventured the 10-15 minutes into both Sedona and Cottonwood (about equidistant) for restaurants and an ATV rental afternoon- though I must say our best restaurant meal by far was in Oak Creek (25 minutes) at Dellepiane.Communication with the property manager was easy, pleasant, and prompt. I’m a VRBO host myself in the mountains of East Tennessee and have stayed at VRBOs for a decade all over the country and in Europe. This is top 5 or higher out of all of them. I can’t imagine staying anywhere else when I visit the area again.

Wonderful Getaway

We (our family of 5) stayed here for a week in July. It was absolutely wonderful. The house was perfect and just what we needed. Loved that it had 4 bedrooms all with king beds. Kitchen is equipped with an extra nice stove and cookware. We loved sitting outside on the back porch observing all the birds and listening to the peacocks. Saw deer, coyote, skunks. Would definitely come back!!

To start off it’s an amazing property! The house was much larger than needed for a single individual. Perfect for a family or group! The master bedroom bed was most comfortable. I’d love to have that mattress. Plus the property is in between Sedona and Cottonwood which makes it convenient to enjoy local attractions.

Country Living

This place is a ranch with horses and wild deer. I'm sure there are probably more animals but that's all we saw. My sister wanted to go to Sedona but we didn't want to stay in Sedona,hence the ranch. I couldn't get in (my own fault) however Garrett returned my call immediately which was awesome. Side note: when we were leaving,it was raining and dark and I took a wrong turn and ended up with my vehicle stuck in the mud. What a mess! However, the man that works on the farm was sooo helpful and nice and got us out in no time!l He was very patient and friendly. I wish I was better at names, but ,Garrett he's a keeper! Thank you ! You have a beautiful place!

Wonderful Getaway

We stayed at the ranch for a week in October to enjoy MTB in the larger Sedona area. We couldn't have been happier with the place: great location to enjoy everything Sedona has - without the tourists. The house itself is very nice, with large modern kitchen, all the equipment you need to prepare nice meals, and a great deck to enjoy what you cooked outdoors. Very quiet location, off the main road (which doesn't have much traffic anyway). Hope to be back again!!

Fantastic stay!

The cathedral lodge was even better than we expected! The house was super clean. It was spacious and comfortable. The kitchen is next level and the large soaking tub was wonderful after a day of exploring. They had books, games, and pamphlets about the area. Everything is conveniently labeled. It’s in a great location. Not far from a lot of the main attractions. The property itself is special, with it being a working ranch. You can watch the horses and the peacock would come up on the porch in the afternoon. The property manager was super helpful and even turned the lights on when he realized we would be arriving after dark! 5 stars! We absolutely loved our stay.

We absolutely loved this place and will be back. We are so sorry we didn't stay longer. Close to wineries which we loved. It was so calm and serene. The horses provided some entertainment, as did the javelina and birds.

Peaceful and Quiet...except for occasional Peacock call

Clean and modern. Great to have the horses right outside the door. Beautiful grounds, lots of trees and right next to fisheries that have trails around the ponds and along the creek. Peacocks were fun to watch each morning make their rounds. Kitchen has EVERYTHING you could possibly want except pans that aren't anti-stick coated. We would bring a cast iron skillet if we repeat the rental...which we probably will! Loved the big soaking tub in Master bath. Had a little trouble logging the TV onto Netflix, but they sent someone out right away to help us.

Highly Recommend!

The moment my wife, daughter, and I entered this property we said we were never going to want to leave. We stayed for 4 nights and it was absolutely perfect. The property itself is beautiful. We walked up a short trail behind the house that gave an amazing view of the land. There were horses in the corral and peacocks walking freely. We saw several deer on two occasions as well. We woke up one morning to peacocks walking right on our patio. The house itself was very clean with a huge fridge and very nice kitchen. The master bath was much nicer than my bathroom at home so that was a treat. The beds were large and comfortable. It's about a 15/20 minute drive to Sedona but I felt I got so much more for my money staying in a huge place like this, on beautiful land, with animals, than I ever would have gotten in Sedona. It's much more of a quiet, country setting and worth the drive to the city. I cannot recommend this place enough.
