Would not stay here again
I cannot in good conscious recommend this place. We walked up and there was quite a lot of junk and laundry around. The room was fairly clean but the bed was extremely hard. The window into the bathroom do not have a curtain on it and there was another neighbors window that looked in to our showering area. This is been the most uncomfortable stage of our travels this far
The location of hotel is near the bar and club. You cant have a good sleep in the night.
Its just typical guest house you can find.

Felt like staying with family! Excellent host took very good care of us, from picking us up at the airport for free to getting us tickets to our next destination. The room had everything we needed, and laundry service was done same day. The breakfast is basic, but the value of this property given its great location by old town is excellent even without breakfast.

Very hard bed. Ac worked but remote for it didn't so you are stuck with the temperature. Great location close to everything. My biggest issue was they cleaned my room and threw away my medications. I had to go buy medication from the pharmacy. Was not happy about that. Breakfast was OK.
Very helpful and friendly staff, great location, large number of restaurants and tour agencies around the corner, very quiet and safe.
The room very large, clean, cool A/C, hot water, TV with many English channels.

Great location but a bit noisy
The family who own little home are very friendly and welcoming. It was great to get a free pickup from the airport straight to the hotel even though we arrived late at nearly 11.00 pm. The room was fairly basic and a little tired, but it was clean. The bed was the hardest bed I’ve ever slept on, possibly somewhere between the hardness of concrete and diamonds!! Breakfast was a couple of fried eggs and toast, rice soup, salad, bananas, fruit juice and coffee. All in all the breakfast was fine. The location of the hotel is great for being close to things with the old city and weekend walking markets really easy to get to. There is a loud bar nearby so it can be a bit noisy up until about midnight. To be honest it didn’t bother me much but it might others. At the time of our stay there was building work going on next door with a fair bit of banging from about 8:00am. All in all for the price it was ok as long as you can put up with a bit of noise.

This is a classic case of a hotel looking great on the website but the reality was very different. Very much a budget place set back from the frontage of a small soi very near Loi Kroh Road and very quiet, a good point for me.
The staff were very good, friendly and helpful. The 'shuttle bus' from the airport consisted of me calling them on arrival and they organised a tuk-tuk which took about half an hour to arrive.
The breakfast was very Thai - always 'khao tom' (rice soup), bread and a toaster with rock har butter and jam and that was about it apart from some various types of fruit.
I was surprised that the room wasn't cleaned or the towels changed in the 4 nights we stayed there. Having said all that, I hadn't expected luxury.
Plus points were that it was very close to Tha Pae Gate, only about 6 or 7 minutes walk to the Night Market and very easy to get into the Old Town.
The main point for me was the friendliness and helpfulness of the family who run it. That more than made up for any other niggles.
