Summary: This beautifully appointed 4 bedroom 2 bathroom home is situated on a quiet street in the desirable Busselton suburb of Broadwater. Just a short walk to the beach (800m), and within easy reaching distance of the award winning tourism town, this is your perfect base for exploring the South West region. Pets are welcome to join you on holiday, where they can enjoy the secure back yard and local dog friendly beaches.
The Space: A spacious single level home located in a peaceful Broadwater cul-de-sac, this is the perfect space for one or two families to share with plenty of room to spread out. Featuring two lounge areas, a play room, a large enclosed back yard and an extra space to play in the garage - thanks to a handily placed foosball table - everyone will be kept entertained during a stay at Retreat on Broadwater.
The main lounge features a smart TV, comfy couches, reverse cycle air conditioning and a pot belly stove to keep everyone nice and cosy on chillier nights. The open plan family room with lounge (with a second smart TV), dining area and kitchen, and reverse cycle air conditioning invites everyone to converge for quality time together. Just off this area is the play room, a large space with play mat, big squashy bean bags and table and chairs for littlies. The family room looks straight into here, making it easy to keep an eye on little ones playing while cooking dinner or having a chat. The kitchen is well equipped for guests staying for any length of time, with quality appliances and thoughtful extras like a pancake maker and kids' tableware.
The four bedrooms are spacious and light, with comfortable timber-framed beds for the three queen or double rooms and twin single beds in the fourth bedroom. The master bedroom has an en suite featuring a shower and vanity, with a separate toilet, while the main bathroom has a bath tub, shower, vanity and separate toilet, making sharing this space with others nice and straightforward.
Outside, the yard is large and fully enclosed, meaning that kids and pets can play without any worry about the road. Underneath a shaded pergola is the outdoor dining table for all your al fresco dining needs, as well as a BBQ for grilling up a storm. The garage is available to park one car, but the driveway has plenty of space for two cars as well.

The Neighborhood: Busselton is the popular beach town at the gateway to the iconic Margaret River Wine Region (see final paragraph for a more detailed insight into the region). Just 2.5 hours away from Perth, and within easy driving distance from popular hotspots Dunsborough (15 minutes), Yallingup (20 minutes) and Margaret River (30 minutes), this is the perfect location to explore everything our region has to offer. The best news? You don't have to visit Margaret River township to enjoy some of the most famous and world class wine, as there are dozens of cellar doors to choose from, all the way down the Cape. The nearest cellar doors to Broadwater are just a 10 minute drive away, and include some of the more "off the beaten track" options for those wishing to explore smaller cellar doors, including Lentedal, Blind Corner and Mongrel Creek, as well as the better known Flametree. All produce fantastic wine, and provide different experiences for the oenophiles out there. Don't worry if wine isn't your bag, as Busselton is also home to two fantastic tap rooms - Rocky Ridge and Shelter Brewing Co.
Broadwater is located on the Western side of Busselton, and enjoys a quieter beach and boat ramps thanks to its suburban position. Benefit from town amenities and convenience during your stay, while enjoying a serene beach side holiday next to the calm, crystal waters of Geographe Bay. Don’t forget to visit the beautiful foreshore and famous Busselton jetty, the longest in the Southern Hemisphere!
It's not just about summer here, despite its popularity thanks to the glorious weather; all year round, even when we may be less blessed with warm days and sunny skies, visitors can enjoy hikes, biking, surfing, off-roading, horse riding, cave tours, water sports, fishing, wine and beer tasting, and generally eating and drinking one's way around the area! Visit in spring to catch the whale migration and wild flower season, or in autumn to enjoy quieter beaches and excellent surf.

The Margaret River Wine Region is one of the most prestigious winemaking areas in the world. Considered a “boutique” region, production is relatively small and quality-focused. The unique microclimates and fabulous soils here mean that producers are able to make some of the world’s best Chardonnay and Cabernet Sauvignon, along with a host of other single varietal and blend wines; most wineries will have a good selection of options, including various sparkling wines, Sauvignon Blanc and Shiraz if the flagship varieties aren’t your cup of tea. Many of these wineries are also home to phenomenal restaurants, and your dining options will range from full tasting menus to casual pizzas or grazing boards. If you have any particular restaurant on your wish list, we strongly recommend booking ahead all year round. In peak summer season (December-February), bookings are essential and may need to be made several weeks or months in advance. Please contact us directly if you would like tailored recommendations for your self-guided winery and/or brewery tour. If you have time, we highly recommend buying a ticket onto one of the many locally operated winery and brewery tour buses, for an unforgettable day out of excellent food and drink.
Getting Around: Visitors to the region will need a car to get around, as public transport infrastructure is practically non-existent in the region. Having a car means visitors can make the most of a visit to the South West, and experience the true diversity of this spectacular area.
However, for those keen to explore Busselton and keep driving to a minimum, the property is well located to do so. Guests can walk to the beach and the local shops, and walk (along the foreshore ~8km), cycle or drive into town, to visit the jetty, shops, restaurants and breweries.
This home is located in Broadwater, a quiet beachfront suburb of Busselton. There is a bike and footpath that runs along the shoreline into Busselton (or all the way to Dunsborough in the other direction!) Guests can bring bikes and scooters, or hire these locally - some local hire companies will deliver the bikes to your accommodation. Busselton and Dunsborough are also part of an e-scooter initiative.
Broadwater Shopping Village provides the closest amenities, under a 5 minute drive away (5 minute bike ride or 15 minute walk). This small shopping centre is home to some lovely local businesses, including a grocery store, cafe, burger bar, lunch & juice bar, fish & chips and a pharmacy.

All linen is provided (excl. beach towels). All of our accommodation is fully self-catered, and as a courtesy we provide a basic starter pack for each stay, including: soap, toilet rolls, tea, coffee & sugar, basic cleaning products, and some cooking essentials (oil, salt & pepper). We provide these items to help kick-start your holiday in a stress-free way, but guests are responsible for the ongoing supply of anything they should require beyond the starter pack provided.
During winter months, we provide some complimentary wood, kindling, matches and fire lighters for houses with indoor fire places. Guests requiring more wood for their stay - or wishing to use the fire outside of winter months - will need to purchase their own, available at local service stations and hardware stores. PLEASE NOTE: Due to the existence of an invasive beetle (Polyphagous Shothole Borer (PSHB)) in the Perth Metropolitan Area, movement of PSHB host material such as firewood, tree pruning's, mulch (less than 2.5cm diameter), unseasoned wood, and plants (less than 2.0cm diameter) from within this area to areas outside is prohibited.
