Nice friendly guesthouse.
Very nice guesthouse 8 minute walk from Khlong Toei metro station. Friendly staff, safe, big rooms, limited parking available, laundry on site... Some rooms have broken fixtures and will need some maintenance. Stayed two times and will return.

not impressed would not make any recommendations to friends.
It's your option if you are on a budget, you get what you paid but it can improve, I got a big room with a big window, wifi worked pretty well, it doesn't have safe lockers box, no elevator. It may come good a better cleaning, I saw a couple of bugs in the room, didn't get my room cleaned one day, Hot water doesn't work well. Personal doesn't speak English very well but they do all they can to help you. You can use the washer machine (detergent included) for 30b. Location was ok the area seems good, not close to metro but close to restaurants and a 7-11.
Room was very clean and staff was so nice. The place is located in a good location

Nice cheap hotel
Don't expect bodacious hotel. This is cheap hotel but not bad. Receptionist is good can talk a little bit of English. But if your there to have some fun and don't want to spend a lot of money this is the place.

It wasn't so clean but okay. The place is a convenient place near business areas.
Perfect for Budget traveler.
Pros: Room is big. Bathroom attached (u cannot find other places with this price). Walking distance to MRT. Taxi (45 TBH) to Silom Rd. Very easy to get Taxi. Many Massage shops, Restaurants, Street Foods, 7/11 nearby. Wifi very good. Staff very helpful and friendly. Room very clean.
Cons: No lift (pls remember you are booking budget hotel with cheapest price). Furniture are old (also pls remember you are booking budget hotel with cheapest price). No breakfast (u can easily get breakfast nearby - it will cost you less than 50 TBH).
No TV, no telephone, intermittent WI-FI, no complimentary tea and coffee, no in-room safe - and of course no responsibility taken by the hotel for anything, including the well-being of their guests. The useless staff are not local nor english-speaking so I lucked out on either score. Avoid this place. You can do much better for the same money.

Value for money !!
The hotel is closed to MRT Khlongtoei, 10 minutes by walking. A street to the hotel is quiet and peachful, there are small shoping store (7-11), local restaurants, street food located nearby the hotel. Room is big enough and have adequate fundamental amennities. Staffs and housekeepers are nice and friendly.
There is no elevetor in the hotel if you get room in the 4th floor nevertheless you get an incredible panoramic city's view instead.
I stayed here for 2 different times - one for 3 days, 4 nights and the second time was for one night just to get some sleep before I flew back again to California. The very first time I stayed I wasn't expecting anything fancy really. The room was OK but it was "you get what you pay for kinda thing". For $16 a night I was OK with it. However, the room I got was supposed to be on the second level yet it ended up being 6 flights of stairs! And because they didn't have an elevator, hauling your suitcases up 6 flights of stairs wasn't fun at all! Thankfully, the guy who was the receptionist at the time helped me carry my biggest suitcase!
I got my cardio to say the least but it was very exhausting when you have been walking all day then the last thing you'd really want to get excited about was climbing up 6 flights of stairs before you even get to your room.
The room was OK. The bathroom had warm water. Like I said, it was only for sleeping so I didn't really bother that I booked another night stay here on my way back from Cambodia to catch a flight in Bangkok to Los Angeles the following day.
HOWEVER... THIS IS A REVIEW RE: MY SECOND STAY
The room they booked me in was absolutely the worst room I've ever stayed at for a long while. It was on the first level (which literally meant I only had to climb up 3 flights of stairs instead of 6) BUT the key reader didn't work so I was told that I had to use the key manually. NO MORE ROOM HERE SO I'LL UPDATE MORE LATER
Overall felt comfortable in lovely little Guest House. Private Rooms with Good Maid Service. Maid Provides you coffee
each day as well as nice clean Towels and Water. For what I paid I had felt it was an extraordinary deal.
Not a 5 star hotel by any means but if your budget is important and you want clean safe digs in a very upscale
neighborhood this is a good place. Sathorn in very clean and Private area of Bangkok. I have stayed Bangkok
about twenty times. Its off the beaten path,no pool or laundry could use a bit of paint softer mattress, but also within striking distance of all metros and Sukumvit
Considering for every 1000 baht you spend will be about $29,00 USD The Boss;s Place Weighs in for me
as a winner.
- My only consideration and improvement would be a little more upscale laundry service however it can be found

So so.
Rooms are not so wonderful. Whitewash coming out somewhere. Linen are old and has some holes on it. there was no flat sheet and we had to sleep in clothes. If you like the price you can stay, if you can find better for this price then good. Be prepared to not so good conditions.
