POOL, BEACH AND COZY CONDO, STEPS FROM THE WATER, AT THE HEART OF IRB

* AS PER CITY ORDINANCE, ALL SHORT TERM RENTAL GUESTS MUST ACKNOWLEDGE AND ABIDE BY THE OWNER'S (AND GUEST'S) CODE OF CONDUCT AND RULES (Please read fully at the end of the listing description). There will also be a printed copy of these documents in the condo for your perusal. Thank you for helping us comply with City licensing and registration requirements.


What we proudly offer: - fabulous family-friendly condo in a boutique beach front community of seven units
-inviting open-floor plan. Sofa, love seat, and a smart TV in the living room. Fully equipped kitchen. Cozy master bedroom suite with full bathroom, closet space, queen size bed, spare bed, and smart TV. Second bedroom includes two twin beds, smart TV, and additional closet space -Storage room with beach chairs, umbrellas and toys - a nice glimpse of the Gulf from the balcony -conveniently located one floor above the parking garage (around 15 steps). The stairs are a little steep, which is something to consider when carrying large/bulky luggage or for people with limited mobility. NO ELEVATOR, sorry!
- Restaurants and bars within walking distance.
- ONE assigned parking spot. In full disclosure, some people find it tight, but it is big enough to fit an SUV. A bit of maneuvering or backing up into the parking spot may be necessary depending on your vehicle's size. One guest parking spot between the two buildings in the property, available on a first-come, first-served basis. Paid hourly public parking available at other beach access points. Plan accordingly if you are coming in more than one vehicle.)

*List the total number of guests in your reservation (kids included)
* We provide a starter pack with TP, dish/hand soap, detergent pods, paper towels, etc. Guests are expected to resupply the items they require for the remainder of their stay, and to bring their own toiletries. Beach/pool towels are provided too.
* Do not forget to review the Owner's (and Guest) Code of Conduct and Rules before making your reservation and upon checking in.


OWNER'S (AND GUEST'S) CODE OF CONDUCT

Upon securing a reservation, guests are required to acknowledge and follow the Sand Isle Code of Conduct Rules and Regulations for owners and guests, and are subject to any penalties incurred by not adhering to them as determined by the Home Owners Association or the City of Indian Rocks Beach.
No unit owner shall make or permit any disturbing noises, nor do or permit anything that will interfere with the rights, comforts, or conveniences of the other unit owners. State, County and City Laws require that the sound level of TVs, stereos, radios, electronics, loud conversation, yelling, etc., be reduced between the hours of 10-7 a.m
Trash needs to be put out on a daily basis, grading it in the appropriate bins. No trash should be left outside the door at any time
Follow State, county, and local rules regarding protecting wildlife and our environment (i.e.protecting sea turtles, no sea birds feeding or molesting, staying off sand dunes, etc.).
Glassware and other breakables are not permitted at the pool area or on the beach
Cigarette and smoking materials must be extinguished in proper receptacles, not on the pool deck or balcony floor
Indoor smoking is not permitted
Additional guests or company on subject property must be approved by your leasing agent. Unit occupancy is limited to 5 guests. With owner’s previous approval, one additional guest can be added to the reservation
Only park your car in your reserved space. Do not park in anyone’s designated parking
All unit doors leading from the building to the outside are to be closed at all times and are not to be blocked open
Children up to the age of 18 are the responsibility of their adults or legal guardians. Children are not permitted to play in the parking area or driveway areas. Full supervision is required while on the condominium property
The swimming pool is NOT life guarded. Children under the age of 16 must be supervised at all times in the pool area by an adult who is a tenant or approved guest. Children not potty trained must wear a commercial protective swimming garment in the pool area or beach
No diving or jumping into the pool is allowed
Pool capacity is limited to 8 adults
Absolutely NO PETS allowed in the pool deck and beach
Lounges and chairs are not to be removed from the pool. There are special lounges for the beach, which are on the sandy walkway. Return them to their original spot every day. NOTHING stays on the beach overnight as per City of Indian Rocks Beach laws
Towels must be used to cover lounges and chairs when wearing beach attire. Furniture is not to be removed from any of the condo units
No clothing, towels, rugs, hammocks, swings, etc. may be hung on the balconies
When coming from the beach, dirt and sand must be removed from feet, beach chairs, umbrellas, etc. before entering the pool area
No occupant shall permit anything to fall from a balcony of the condominium property nor sweep or throw away any dirt or other substance including cigarette butts, water, or any debris
No pets are allowed without prior authorization. All pets must be on a leash or carried in a closed carrier in the common areas. No pets shall be allowed to commit a nuisance in any common elements. Pets are strictly forbidden in the pool
All walkways and stairs are to be kept clear and free of debris at all times
