Tucked down a quiet cul-de-sac on absolute Cox Bay waterfront, this family-friendly, unpretentious holiday home is Raglan holidaying at its best. Direct private access to the bay means paddleboarding, kayaking or a swim whenever you like — or take in the ocean views from the kitchen, living room and master bedroom.

Built in classic Lockwood style in the `90s, this warm, cosy bach sleeps up to six across three bedrooms. The deck off the dining and living area catches the north-facing sun and includes outdoor dining and a covered BBQ area. Board games, books and puzzles are on hand for downtime, plus a Smart TV and WiFi for chilled evenings in.

Three bedrooms, one bathroom (shower and bath) plus separate toilet, an open-plan living/dining area, and a fully equipped kitchen with stovetop, oven and microwave.

Whether you`re here to surf, swim, bike, walk, boat or just soak up the Raglan vibe, you`re perfectly placed. You`ll have access to the whole property, aside from a locked basement garage and storage room reserved for the owners. We`re available by phone, email or text throughout your stay.

Right on the water`s edge on a quiet residential cul-de-sac, Bay View Bach is ideally placed to explore Raglan. Surfers will love the world-famous break at Manu Bay; Cox Bay and Lorenzen Bay are great for swimming, kayaking and bodyboarding — keep an eye out for visiting orcas. Bushwalking, golf, mini putt and fishing are all close by, and Raglan township`s café, arts and dining scene is a short drive away, along with supermarkets and shops.

It`s a 5-minute drive (around 25 minutes on foot) to central Raglan. A car is needed for the wider beaches, Mount Karioi`s walking tracks, mountain biking trails and Bridal Veil Falls.

Off-street parking for 2–3 cars, with space for a boat (on request) and other sports equipment.

Stays over 5 nights include extra bathroom linen; for stays over 10 days, additional bed linen is available on request, with dirty linen collected at a time that suits you. All bookings include an end-of-stay clean, and cleaning supplies are on hand if you need them — mid-stay cleans aren`t offered unless pre-arranged and we have capacity.

House Rules
To protect your stay and our properties, ID verification is required before access details are released, and your booking is conditional on completing it. After payment, you`ll get a secure link to verify with a photo ID and a quick selfie — access details release automatically once it`s done. Takes a few minutes; your data is handled securely by SuiteOp.

No pets. No shoes inside. No smoking indoors — if smoking outside, please dispose of butts responsibly and take them with you. Zero tolerance for unauthorised parties or events; guests may be asked to leave if misconduct is suspected. Max 6 guests, no more than booked — extra charges apply if exceeded. Residential area, no excessive noise — curfew 10pm–9am.

BBQ available — please clean with the supplied cleaner after use; charges apply if left dirty. Rubbish: 1 full blue bag included, extra must be taken with you or dropped at the local refuse station (details in house info folder). Recycling: 1 full bin included, extra must be taken with you or a $25/box disposal charge applies. No EV charging on site — nearest fast charger is near the town hall on Bow Street.
