There is also a further living area on the first floor, again with fireplace.

Outside there is plenty of room to relax and dine al fresco under the shade of mature trees or beneath the stunning wisteria. For reading in peace there is the old covered terrace situated on the first floor leading from first floor living area.
The two hundred thousand sq metres of parkland/fenced garden is a paradise for children, and with its 700 olive trees, has plenty of places for sleeping in the shade, picknicking, BBQ'ing, hide and seek and of course Sunbathing. The private, gated swimming pool with Roman Steps is a real luxury, and this area is lit at night for those nocturnal swims…Here there is also a hot tub.

If guests can tear themselves away from the relaxing grounds, then the villa is less than a kilometer from the local village, and further afield, ideally placed for exploring Tuscany.

Dining room leads to breakfasting kitchen fully equipped with oven, hob, dishwasher, microwave, fridge/freezer, blender, coffee maker, indoor BBQ and seating for 6.

Also on the ground floor are : One double bedroom – can also be twin on request (no a/c). Second double bedroom with a/c. Shower room with shower, WC and bidet.

First floor:From living area up to first floor where there is a further living area with fireplace, and leading to charming covered terrace, with wood oven and enjoying views over garden and hills beyond. This living area leads to: 2 double bedrooms wih a/c, with en suite shower rooms (one also with tub), 2 double bedrooms on other side of living area (so with privacy from others) Two bathrooms. Airconditioning in the corridor. By closing the door to the living room and the bathroom doors, leaving the bedroom doors open, these are perfectly cooled.

Lower Ground floor:
Cinema room where you can plug in your pc with any downloaded films you bring, or where you can plug in your Netflix/Amazon prime/Disney etc , or if you have no subscriptions you can of course watch youtube.

Two hundred thousand sq m enclosed garden - Parking - Private gated pool 12M x 6M with Roman Steps in addition. Outside of July and August the pool is heated by an airpump but cannot guarantee temperature due to ambient temperature. In any event it will be warmer than a pool that does not have the heat pump .
There are two hot tubs - one for Summer use set beside the pool, and when this is closed, another is opened under the loggia with easy access to inside, for those cool months .

Note - Pool is open from the 1st of May until the 30th of September.
Pets welcome at a charge of €30 per animal.

A little about location:
Situated within a large ‘park’ of Olives, cypress trees, oaks, and within the Tuscan Triangle between Florence, Arezzo and Siena and only a short walk from the local village where you will find cafes, groceries and restaurants, this villa is ideally located for day-trips to Siena, Arezzo, Florence, Rome and the Chianti region in general. You can even get a bus to many of these places 300M from the entrance of the property!
