Sticks and Stones is one of those exciting properties that exudes a personal style that is both engaging and welcoming, while providing plenty of comfort and opportunities for relaxation. Convenient to Barryville and Narrowsburg, both towns along the Delaware River receiving a bit of buzz these days, the property is tucked along a quiet road that affords views of a waterfall and its soothing audio, across the way.

The property itself is an ongoing project for the owner, who has embellished the land with pretty stone walls, creative stickwork (some of which has made its way onto walls inside) and displays of found items and souvenirs. A pretty brook winds its way during most of the year through the hemlock forest behind the house and skirts the patio before continuing on its journey. A sweet café table and chairs is perched along its mossy bank for your afternoon tea.

Inside the house is alive with texture, from the rough-sawn wood that makes up the sliding barn door in the living room, to the chunky wooden beams throughout, and the stone masonry on some of the walls, this house incorporates wonderful natural elements and pairs them with punches of color among the comfortable furnishings and interesting accents.

The seating area in the living room is made extra-toasty with a cast-iron wood stove, and that wonderful barn door leads to the pleasantly proportioned master bedroom beyond. A round dining table near the kitchen provides your indoor option for meals, as well as a couple spots with barstools, while the warmer months will lure you outside. The kitchen is simply appointed, with oodles of charm, and is an easy and delightful space in which to prepare your feasts.

Upstairs the second bedroom, tucked under the eaves, has a pleasing seating area, and a door to a balcony overlooking the lush grounds. The house's bathroom is downstairs, and has a shower.
This newly renovated, picturesque 1920's farmhouse cottage, is situated on two wooded acres and is perched on a knoll, surrounded by water. A small stream winds its way around three sides of the cottage. Beaver Brook Pond, waterfall and brook is located across the quiet country road. If you like the sound of running water, open your doors and windows or go out onto the upstairs balcony or the rocking chair porch and enjoy the sounds of Mother Nature.

A perfect retreat from your busy schedule, this country destination is only two hours away from New York City. Once you enter the gateway to the Upper Delaware River at the Hawk's Nest, you will be awed by the natural beauty of Delaware River and feel like you have stepped back in time.

The cottage has just been renovated. It retains its rustic country charm, but some modern conveniences have been added. We have just installed 10 inch wide plank hemlock floors, milled locally, that we hand faced, with cut nails. We added a custom built 8' sliding barn door, that closes off the living room and master bedroom. We updated the living room and bedroom ceilings with sheet rock and added recess lighting and 2 ceiling fans. The bathroom is newly tiled and the cottage has been painted both inside and out.
