Podere il Borgo is a beautiful property located between the provinces of Arezzo and Siena overlooking thecharming village of Lucignano which boasts a thousand-year history and presents an exceptional model ofmedieval town planning with a particular elliptical plan.

The farm is located in a private property with three hectares of land totally fenced, consisting of olive groves, woods and large gardens with a swimming pool that enjoys a magnificent panoramic view.

The property was born from the recovery of a typical Tuscan rural complex consisting of a main body and two annexes, for the exclusive use of vacationers, converted into six comfortably furnished units with air-conditioned rooms. There is an additional apartment at the first floor of Casa del Portico which is not for rent and exclusively used by the owners when the property is not rented. The composition of this structure allows groups and families to have their own spaces, although they can count on various common areas such as the common room with living room and kitchen overlooking the garden.

Podere Il Borgo is located 4 km distant from many supermarkets, shops and restaurants in Lucignano (4km) and Sinalunga (5 km) and only 5 km away from the Valdichiana Outlet Village. Being also well connected to the main road links, its position is an excellent starting point for organizing excursions to the main tourist destinations of Tuscany and Umbria.

It is the ideal place for relaxing holidays with your family and with groups of friends, where you can relax and enjoy the countryside but also and above all to come and visit the beauties of Tuscany.

The property, consisting of six apartments each with an independent entrance, is distributed over two levels: four on the ground floor and two on the upper floor.

COMMON AREAS:

In front of the BBQ, there is a common kitchen with a table and chairs, a communal dining room with stone walls, and a gazebo located in front of the shared kitchen, equipped with wrought-iron tables and chairs.

Near the BBQ, you will also find a toilet with a WC and a laundry room with a washing machine, drying racks, an iron, and an ironing board.

Guests can also enjoy the piazzetta with sofas and tables, a ping-pong table and foosball, a small soccer field, and the porch facing the pool—perfect for dining together or simply sipping a glass of fine wine while admiring the sunset.



OUTDOOR

The external space that surrounds the structure is part of a property of about 3 hectares of land and is distinguished by the numerous common areas available to guests. Through the private drive lined with cypress trees and a small wood you reach the covered parking lot with several parking spaces. Automatic gate

The grove, equipped with a bowling green, can be used for walks or jogging. The garden is made up of various tall trees, olive trees, cypresses and potted flowers.

There are various terraces located in different areas of the property, ideal for eating outdoors with comfortable seating and tables or relaxing with friends on cool summer evenings.



POOL


The beautiful swimming pool is 5 x 10 m (depth from 1m to 2,5 m). Close to the pool there is a heatable Jacuzzi. Near the pool, a toilet with a WC is also available.

In addition, the pool is COMPLETLY FENCED to offer guests greater tranquillity, especially when traveling with children.



THE PRICE INCLUDES: electricity (except air conditioning), water, cooking gas, bed linen and towels with weekly change, pool towels (to be ordered in advance), Wi-Fi internet connection, 1 baby bed & high chair (on previous request), pool and garden maintenance, pool use from the last Saturday in April until the last Saturday in October

THE PRICE DOES NOT INCLUDE: final cleaning (200,00 Euro fix price), weekly supplement in case animals travel along, welocme only on request (€30,00 Euro each pet), Tourist Tax (when applicable, details on the spot)

ON REQUEST: heating if used (upon consumption and up to date market prices), air conditioning if used (250,00/week), additional cleaning (12,00 Euro per hour / cleaner), additional bed linen and towels (12,00 Euro per person), firewood (15,00 Euro per 100 kg)), use of sofa beds 50,- Euro per person per week.
