1.OCCUPANCY LIMITS: Occupancy is limited to 14 guests spending the night as stated in the listing description. Babies under the age of two are not included in this count.
2. EVENTS. We allow events but you must inform us the type of event. you would like to host and get approval prior to booking. Addtionally for events we charge a $25 per person event fee for all guest over 14 people. If you are approved to host an event you are responsible for the property and your guests. You will be held financially responsible for any damages to the property or its's content. Any and all noise must be kept to a respectable level and at a minimum level each night beginning at 11:00 PM. 3. QUIET HOURS are from 11PM-7AM. Any event that triggers a noise complaint beyond an acceptable level, will be subject to one warning and if repeated violation occurs a second time a $300 fee will apply. 4. CAMERA DEVICES: Tampering Or breaking the outside CAMERA in *any* way, including disabling, covering or blocking will result in a $350 maintenance repair fee/violation and immediate eviction from the property without a refund. 5. ZERO Tolerance Policy For: smoking/vaping or pets inside of the unit. The reservation will be subject to immediate cancellation and a $500 deep cleaning fee. If evidence of smoking/vaping or a pet is found after checkout, an additional $500 deep cleaning fee will be charged. 6. DO NOT leave the front door unlocked or open at any time.

7. EARLY OR LATE CHECKOUTS: Checkin time is 3:00PM and Checkout time is 10:00 AM. On rare occasions we maybe able to accommodate an early check-in or late check-out for a fee and by request only. The fee is $75. There is an $100 unauthorized late checkout fee applied for checkouts later than 11:00AM, cleaning and sanitation crew already have set appointment times to clean and unauthorized late checkouts may impact the following booking.
